It will then come down to which one will rent out more and appreciate more, the brand new place overlooking the sea or the 15 y.o. refurbished villa or apartment 2km's away from the beach?

I am not actually comparing PN to offplan, as your right that is a bad comparison considing its not beach front, i only helped out with some info on the place, but trying to get back to like for like on resale beach front (or very near) villas/apartments in other areas both Grande de norde and Ceara against the offplan.

Also Ponta Negra doesnt do it for me as it does not cover enough of the internal market in my opinion, and also villas there are too expensive for me. correct me if im wrong GW but I think the point GW is making is that why take the extra risks on hoping a new area takes the extra tourist when you could hit an already popular tourist area (popular interms of brazils current tourist rate i mean)
