The over-riding memory of my recent visit to Hurghada was row after row of unsold villas.
Seems like half of the meetings I had with developers had them saying, "all of the apartments in [name of development] are sold already, but we've got plenty of villas left"
I did find some nice smaller villas for the price of larger apartments that looked reasonably interesting but, in general, I think supply of villas greatly outstrips demand already, and the situation is going to get worse until such a time that the place is so overrun by us foreigners that it has all of the comforts of home and people think of retiring there.
But if you are interested in a villa, I can get you one that's also 250m2, same number of rooms, right on a private beach, 175m2 garden, double garage, slightly less buildings on the development, a lot closer to Hurghada - and all these start from EUR160,000 (GBP112,000) already built.
I can also get 190-200m2 three bed, three bath smaller duplex villas, 200m from a public beach for GBP47-70,000
