In all cases I was told leave it unfurnished.
The extra yield I was told would be only 3000 to 5000 AED. You then have the expense of repairs and replacement and wear and tear. I do not think it is worth the hassle.
Short term rental is in demand in the established areas of Dubai. Given that the International City is in its infancy and continuing ongoing building combined with lack of shops and facilities It will be some time before short term rental takes off in this district.
Do a goggle search for short term stays in Dubai.The agency I contacted were not interested in International City. If you were thinking along these lines then may be your yield would be better if you accepted a Tennant for only one year.
60,000 AED for a 1 bedroom is a huge leap from the 40,000 AED that was promoted 3 years ago when the project was first marketed.
