ZIBAJWAH Your agent is getting greedy if he is charging you 5% for land fees.
You are being charged 4% or 3.5% more than what the actual charges are depending on when the contract sale price was

Rang the Dubai Lands Department Direct Number 04- 2030104 spoke to the Person concerned who handles fees.
On Property Signed before 17th December 2006 the Fee payable to The Lands department is 1.5% plus 120 AED Site Fee
