Default 11 Villas for sale in Yeni Foca, Izmir

I am offering two types (TYPE-A & TYPE-B) of detached villas with Aegean sea views, all available in the same complex from the owner.

No commissions or extra charges other than mentioned below.

The complex is located in the Yeni Foca area which is 60 km north of Izmir, Turkey, and 1.5 km to the nearest beach. Villas also have room for a pool in their big gardens. Yeni Foca is 1.5 hours drive from Turkey's 3rd biggest airport.

Olive groves are everywhere, and blue flag beaches are easily reachable.

It's known that the area was used as a sanatorium for it's rich oxygen levels in the ancient times.

Aegean style food and cooking includes olive and olive oil to your diet and results in a much healthier life. You'll even have your own olive trees in your garden.

Although the villas are in a complex, appropriate positioning gives you the privacy you would not easily find in any other location in Turkey at this price range. To build a long lasting bond with buyers, I shall keep one of the villas to myself and be around for any after sales inquiries. There are two gardeners who are living with their families in the complex to maintain 24 hour help and safety.

Type-A : Three fully built villas with fuel oil central heating system, electrical water heater, wooden interior doors, shingled wood pergolas, aluminium windows & doors, garden walls, iron garden gate. 78-2 & 81-6 also include fully fitted kitchen including refrigerator, oven, gas cooker with extractor fan, dishwasher, washing machine, telephone and satellite antenna. Type-B : Eight built without interior finishing. Prices below include finishing with the buyers’ choice of different materials, including inner and outer painting, flooring, staircase, doors within 45 days after deposit payment. Type-B villas have PVC double glazed windows and doors, and also an extra enclosed area of 60 Sq. M in the basement which is accessible from the garden. Would be ideal for a games room, guest room or extra storage. If preferred refrigerator, oven, gas cooker with extractor fan, dishwasher, washing machine, telephone and satellite antenna can be installed for an extra approximate charge around £2200. Buyers’ Part of Purchase Tax: 1,5% of the declared purchase value

Notary Office Fee: £150 Purchase / Sale contract is to be made in the Public Notary Offices and the charges are calculated on the purchase value of the property. This is usually 1% of the declared value.

Authorised Sworn Translator Fee: £75

Government Tax: £100


Earthquake Insurance Cost: Depends on property’s indoor area and location. About £40 per year. Mandatory by law to represent an insurance during land registry.

Complex charges: There is a maintenance charge of £30 per month for 2007. As the villa is part of a complex, additional payment plans for the needs of the complex can be passed in the yearly meetings, in which you can also attend and vote.

Annual Property Tax: 0,002 of declared property value, payment starting the following year of purchase. Annual 2007 tax for a villa of ours is around £170.
