Redangel7861, this is a bit like the build up to Xmas....kids getting excited, you drop hints about what they might get and instead all they get is a really big turkey which cost you more in the end! You seem like a very savvy investor (it took me a week to read this thread!!!) and clearly this makes sense to you but it leaves me with more questions than answers - and I'm out here thinking hard about where to buy now and this thread doesn't inspire me, and it should as it looks like a cracking location and project!
