Some companies buy in bulk(sometimes the full bulding) and make 100% payment in cash at once(and not follow the payment plan). So they get the property for amazingly cheap. Later they sell floors and some individual units with a slight mark up so that they have an edge over the developer's price and can sell faster. They are still making money.
So its not ridiculous , its a good opportunity to invest.
