I think it has gone well beyond where you could get a reasonable return. I was particularly interested in this area as I am planning to open up a branch of my boat business in Dubai. However I couldn't justify paying the likely rents based on the pre-launch offer prices I was seeing. Without marine business the project will lose its purpose and become just another housing development near water.
