The figure you have quoted (3%) is excessive it is solely represents fees for conveyancing. Our typical fee for a sale starts from 750 euros + IVA but some firms will charge a good deal more.
Nonetheless, due to the fact that it is so high it may possibly be explained by the fact that the sale is pursuant to a death and as such the estate must be administered. Fees for this can be higher than conveyancing (for example 3% of the value of the estate) so this may explain this figure.
