I have received several inquiries on this with similar questions so I thought I would post the answers here:

The gross area is 605 sq/ft with 463 sq/ft internal area. I have two documents, one that describes the internal area as 463 sq/ft and the other as 479 sq/ft. If anyone knows the exact internal area please do let me know.

The property is designated IC1-MOR-J7-205 which I think gives more information on exactly where it is situated.

I am told by a local that the studio has a view of a lake which is maybe a little unusual.
