Although there are benefits to having rent up front what if any safe guards have you got in place re additional people staying (could end up rent free for those extra's) People cover up there profession because of other peoples reactions, prejudices. Extra protection for damage over and above fair wear and tear, just check with ex-landlords and try to get other contact information for end of tenancy
you could try to do a credit check, if you have done all that is reasonable to protect yourself the decision is up to you but one thing I can suggest is if it's possible arrange to go to check property now and then to ensure there is no illegal use of property. Best of luck helen
