Default Regency Towers

Yes, I bought flat # 1 below you Andrew. Did we meet when I was last out there? I am really looking forward to the completion of the development. Especially the SUSHI bar! I am planning on going back out to check on my flat in the next few weeks, then I will go in the next couple months when it is done. Let me know when you will be out there next Andrew.

Hi Glenn
We did not meet, but Alison told us about you and your apartment, we are also looking forward to the completion, had a photo of the gates and the slabs being laid around the pool, it's starting to look really good. I don't think we will be out until just before Christmas, we are intending to spend four weeks there, if work permits.
As we are in the apartment above you I thought I should let you know, our property is going to be empty most of the time, we only intend to let close friends and family use it, so no noisy young groups having parties.

hi there - as a brit buying abroad I need to understand how it is - not be misled or sold hype. I started this stream to share my experience with others. It is positive marketing for Regency Towers and property hotspots and why not - they treated my young family and me brilliantly (I found them because of this forum). They didnt do any heavy sales patter on any one development and were quite grounded in their approach to the risks and rewards. Like other developers they also showed me opportunities in Sahl - it probably will be very nice in many years time but right now seems overpriced and the time to benefit is some way off - way too long for me. The fact I went on to purchase two apartments at Regency Towers after seeing about 10 different developments says it all.

Sahl was heavily marketed to me by some UK based agents before going to Egypt in June and I was almost ready to make a purchase there before seeing the overall landscape! Sadly not all of the agents I spoke to have been out there and some are not best informed, relying on guesses (and lies) to sell their wares. We are all different so my experience might have been a one off, but already the stream of positive replies - crucially from buyers not agents - about Regency and PHW suggests I am not unique. If nothing else I learnt not to buy without first seeing the developments and understanding more about the overall environment first.

I too looked at many developments before deciding on Regency towers. It has everything I am looking for. The workmanship is incredible, and Alison and Andy's attention to detail and quality is something I have not seen anywhere in Hurghada. The fixtures, floors, and woodwork are of the best quality, as well as the whole building, right down to the huge solid marble area around the pools. It is simply beautiful! I even opted for the solid marble floors in my apartment, which they did for a very reasonable cost.

In my opinion for about 33K you can get a 2 bedroom 100 SQM in one of the nicest areas of Hurghada, El Kawser. The development is Regency Towers. With the finest high spec European fixtures, and facilities. It has its own pharmacy, medical suite, sushi bar, piano bar, and market. 24 hour security. It is only built on 40% of the property, leaving the rest with wonderful landscaping. Another great aspect is the layout. It is the most unique floor plan I have see. Not a box shaped design like most. Plus a major bonus was the two bathrooms. I could not find any other development at this price (or even a bit higher) with this quality, and amenities.

I am looking at buying a one bed, anyone else buying here and can give me more information?

Hi there - after much deliberation during a two week trip in June/ July I bought two one bed apartments in Regency Towers and have had them converted to a 3 bed super size 160sm apartment. We love Regency as a development and cant wait to get out there and use it! This experience and my earlier reserach (as a holiday home / personal investment buyer with no development or rental interest) has left me well placed to comment for you on buying at Regency versus the other options in and around Hurghada and Sahl. Hi, I visited Regency Towers about 2 weeks ago.It looks like a great little development.Everything was looking good and plenty of work was going on.Actually I saw the apartment that was converted from two,very nice indeed.
As an agent you might expect me to sound positive about it, but take a look for yourselves.Good value IMHONot sure about the built in beds though,still a sledgehammer would soon sort those out.

I am an agent selling Regency Towers. I liked it so much when I first saw it, I purchased the first unit for myself to live in when I am in Hurghada. The development is a couple months behind, but when Its done it will be well worth the wait. I visited the development a couple weeks ago. Instead of just building the place quickly like many developers in Egypt. Regency Towers is using all top quality material, which takes longer to get and build, but makes a much better final product, and buyers will be must happier in the end.

The prices I quoted are not way behind.......

A 1 bed at regency Towers can be had for 27K and a 2 bed at 34K. But there are only a couple left at these prices.

Depending on the floor, the view, and if it has a balcony or not, there are a few more left at prices that are just a bit more. Those are from 28-31K for a 1 bed, and 37K for a 2 bed.

All apartments built the the highest European standards.

Just visited Regency Towers development as a friend of mine bought there,Iam an ex builder from the Uk myself and i was appalled at the finishing the windows fit where they touched,the door frames are slanted,the ceramic's are badly grouted and cut around light and electrical points,they had not even put a cornice around the celings.
The attention to detail was poor when you consider it has been overseen by a uk company,none of the door furniture was fitted straight,you could not close the front door.
All i can say is that it will take a lot of shouting and demanding to get your apartment to look something like a good uk standard. None are finished and my friend is sick of pushing for a completion date,and even when his is finished he wont be able to rent it out as the whole complex is far from being finished,unless you dont mind sitting round an empty pool with workmen on all 4 sides,remember this i am not a developer and therefore have no axes to grind i just want people to be aware that just because you choose to buy from a british company it dosnt mean you get a better standard of finishing.This project is never going to be finished this side of christmas.


Ex-Boltonian living in Hurghada

I have suspected for some time that the many so called 'happy clients' that have been posting on some of these central Hurghada projects are on a different planet. I have visited Desert Pearl and my son recently visited Regency Towers. However, we are property brokers and our comments are sometimes seen as 'sour grapes'. It is good to see someone who is not in the business and who lives in Hurghada give a good honest opinion. Great to see also that you are filling a much needed gap in the market for quality furnishings.
