Bom Dia,

We noticed increased activity on this blog and thought we’d stop by to help clarify a few points about Natal Ocean Club.

Phase 1

The opening of Natal Ocean Club (Phase 1 sold out) has experienced delays on limited parts of the site as a result of recent environmental policy change in Brazil. We been working closely with local government advisors to ensure the resort is delivered to the highest luxury quality and design as required whilst remaining within Brazil's thorough environmentally conscious standards. The revised opening schedule is as follows:

• Beach Residences, Villas and Cabanas completed by the end of 2011 and ready for owner inspection.
• Ocean Club & Restaurant ready for Resort opening mid 2012.

We have taken this additional time to focus on quality and upgrade specifications for the all Phase 1 residences (we have shared this with Phase 1 residence owners). Additionally, the up-surge in demand for Brazil Real Estate over the last few years has underpinned and progressed residence asset values in Natal Ocean Club (whilst in many resort destinations around the world, the same can not be said).

Phases 2, 3, 4

We are tracking ahead of schedule on these phases (Beach Suites, Zen Villas, Ocean Terraces and Ocean Estate Villas), are progressing well and are on track to launch back-to-back with Natal Ocean Club Phase 1, allowing the Hotel to open with a full range of products resulting in optimal marketing proposition for launch. Residential sales continue to be strong on these Phases.

In terms of ongoing customer service, we publish quarterly owner updates, and additionally always welcome direct communications with residence owners to email us through the official Natal Ocean Club website to schedule a call (we are unable to post email addresses here).

hi everyone, i will be visiting natal next week to check status, when i return i will form a owners group so we will all be able to get regular updates and keep a check on things. I will also be employing a local lawyer to check things out and look after our interests. see you soon. Martin

Martin,Natal Ocean Club is a neat project if a bit too far away for most.Not sure they will be easy to sell in the future,though nice holiday residence.

From what I understand it`s not unusual for projects to be delayed at times especially when they are quite a way from a major City. I think they have a photo update if that`s any help.

hi.. thank you for your assistance i will contact you as soon as i can to give you a time when i shall be visiting. I now currently represent 5 owners so i will be looking for some real progress on the completion side as we are very concerned with the lack of photography and real progress reports. We are currently working on a website that we intend to launch in the next week or so. It will carry our progress report and make this available to all owners. Once again thank you for any assistance you have offered me.

Right now we are not recommending Natal Ocean Club to any of our clients at least until there is news regarding the outcome of the court case with the Brazilian environmental authorities. Until then there is no real clear picture of when the project will open.

Yes, it is likely to happy every time a deveoper tries to ignore the regulations.
IBAMA is Federal and its individual state divisions such as IDEMA (RN) or SUDEMA (PB) appear to have become increasingly more efficient and professional.
Once you land in Court, it can take years, and several appeals, before you know where you stand. And when you lose, you may have to break down everything.

In 2007 hotshots of Spanish developers, including ValeroBrasil, appear in all newspapers with a smiling Governador on their side, announcing that a Grupo Espanhol investirá R$ 1 bilhão na construção de um complexo hoteleiro no Litoral Sul. purchasing 344 hectares of prime ocean-front land in Pitimbu. A R$ 1 Billion investment, including 4 and 5* hotels, a golf course, conference center, etc etc etc.
Free publicity for the Governor, the Developers and the local Coretores/Realtors, who immediately use it for their own website.
That was four years ago.
Since then the governor has left (involuntarily), and those 344 hectares are still there - untouched and beautiful. And that is a good thing!

I'm afraid that these days you will need a lot more that "just ... know the people personally" to liberate the project.
