Sorry to sound a bit repetetive, but if you are buying a property there this year, you should be interested in how many people WILL be travelling to Brasil in 5 years time, not only how many can get there this winter.

I've given you my reasons as to why I believe the influx of tourists will increase within that timeframe. The question is whether everyone else will chose to agree with my opinion based on the facts I've presented or not. Those who don't I'd hope they would retort with some facts proving to the contrary so I can examine that information and we can have a constructive debate on it and hopefully all learn during that process.

So... the question remains... whereas you are unhappy with the current accessibility to Natal do you believe that the accesibility will improve considerably or not over the next 4-5 years. If not, why not?

My brother and his wife-to-be are going to Natal next weekend on their honeymoon and are looking forward to it, I'll make sure he fills out a full report, I mean what else is there to do while on honeymoon in Brazil

Hi all,

JMB- You hit the nail on the head hence why I said I cant bare to think about debating this subject for the next 3-5 years!!

Our thoughts exactly- In 5 years time Im sure that we will struggle to chose who to fly direct with to natal as there will be so many operators flying from the uk there!!!

See you in sunny natal in 5 years time (well hopefully 3...????-time flies)

See ya D

Yes, but this is exactly my point. Everyone seems to assume that because the "offshore property industry" and their customers have deemed NE Brazil as a "hotspot" flights will pour into the area. So, everybod't current woes will be solved. My whole point is that this won't happen as expected and therefore everyone's assumptions are incorrect. South Africa was similar some years ago and was the boom country..but the flight situation has not changed 7 years on.

But it's not the "offplan property industry", its:

Political:
Brazilian Government (Both directly and through Infraero)
Spanish Government (AENA)

Social-Economic:
BNDES (Brazilian Development Bank)
Jones Lang La Salle
Goldman Sachs
Advent International

Property developers:
Several Multinational Development Companies
Numerous Multinational Hotel Chains curently building hotels and resorts in the area

Combine that with the economic facts that:
GDP which has doubled in the last four years
External debt has decreased by 21% over the last four years
Inernational Money reserves (excluding gold) increased by 126% over the past four years
Trade Surplus increase of 224% in the last ten years

The "offplan property companies" are reacting to this, they aren't presuming to be the catalyst.

Yes I understand, all excellent research credentials. I have no doubt that one could have painted a similar picture for South Africa when it opened up. There are however, some glaring absences from the above list. Quotes from Airlines or travel agents stating that Brazil is a destination where they are planning for a sharp increase in traffic.

According to the Minister of Institutional Relations, Walfrido dos Mares Guia, 900,000 jobs have been created since 2003. Due to the success of this initiative, PRODETUR 2 has now been set in motion with envisaged investment of around $400m and prolific improvements expected.

At present travel from Natal Airport to the North involves passing around a large estuary, but now thanks to this new government funding a bridge and highway are due to be completed this year, which will reduce travel time to approximately 30 minutes.

More importantly, with the rapid increase in tourism from Europe and the US and arrivals already at over 700,000 per year, the construction of a new “super airport” is now under way. The Sao Gonzalo do Amarante Airport, due to complete by 2009, will be the biggest commercial airport in Latin America and the fourth biggest airport in the world. Bringing in 5 million travellers a year, with a 3600m landing strip designed in preparation for the new 380 Airbus, construction of San Gonzalo will also create 20,000 new permanent jobs.

Thanks to these airport and bridge developments, one of the greatest barriers to Brazilian Tourism growth has been overcome and the flow of passengers to the north east of Brazil has quadrupled between 2002 and 2005. Thomson Holidays recently ranked Brazil as its number 1 target destination, whilst Trail-finders are now looking to start Business Class trips to Brazil. In 2006, 90 new tour operators across Europe started selling holidays in Brazil.

As a result of all the PRODETUR funded ameliorations, tourism has increased from 4.1m (2003) to 5.5m (2005) foreign tourists a year, whilst the income generated by these tourists has increased by 25%. In the Northeast regions of Natal, Recife and Fortaleza, development in tourism and the economy is significant, and the contribution of tourism to GDP has reached 6.32% (over twice the average rate for Brazil). It is predicted that the Brazilian tourism sector should generate 1.2m direct & indirect jobs in Brazil by the end of 2007. In response to these rapidly increasing tourism levels, a range of new flights are being offered to Natal. American Airlines is expected to be the first US airline next year to operate direct flights to Natal from Miami (5 hr flight time), whilst British Airways will fly direct from London. Companies like Thompson are now offering package holidays to these areas at incredibly attractive prices. It is fair to say this is the start of an enormous future global tourism market. As a result, resort demand, rental rates, and land prices are increasing at similarly rapid rates and should mirror the south’s impressive and profitable real estate history.

Nick, you don't need the bridge to get to the north of Natal from the airport..this is not correct and you don't really to have to cross a a large lagoon either, except from town. The old airport is not in town and the new one certainly won't be..so the bridge is irrelevant. American Airlines have not started flights and in fact their current flights (apart from those into Rio/SP) are "codeshare" flights and are actually operated by TAM and are internal flights only. TAM also pretent to be Air France in Natal. Check out American Airlines site and try and book a flight from MIA/DFW or JFK (three main AA hubs) and it goes blank! You can search for flights until October 2008 and your article seems to have been written 2 years ago. This is madness, some of you guys have set about deciding where the boom is and then are seeking to re-write the script to justify this boom you have predicted in a wishful thinking world!
