The common thread to all these discussions about Elegance Natal "Pitch and Putt" is that there is now massive uncertainty. This is the key issue for new investors, not the haggling about bank guarantees or licences. They will steer well clear....if wise!

My associates are confident that they will be sending out the actual dates on which the contracts are to be returned. On 12th February we have invited a representative from GNG to attend our next sales meeting to deal with any questions we have in relation to Elegance Grand Natal.

My associates do not think we would have the information flow nor the visit if there were any problems.

It is a sad fact that the world seems to hate the successful and I can only put the rumours down to the jealousy of the competition. My associates count themselves lucky that for 25 years thet have been associated with top quality projects that have attracted similar comments at various stages and now it seems that GNG can join:-

La Manga Club
Soto Grande
La Cala
St Endreol
Point Royal
Discovery St Lucia
The Landings St Lucia
Campo Real
Quinta do Lago
Meadowood
Aphrodite Hills

In the negative, cat kicking, world we live in all the above were rumoured to be without planning, in financial trouble, new road will not happen, sewage will be major problem and whatever else. Today with the internet it is possible to spread news so much faster than ever but mostly people want to spread only bad news.

My father used to say believe nothing you hear and only half what you read. Problem is to know which half.

It has been a long journey but hopefully the light is in the tunnel for myself personally and our buyers will soon have the comfort they need to go with the fantastic profits we have already made. Once the future phases start marketing our buyers will realise what a crock of gold they really have.

Think positive! I will keep you updated.

Forgive me if I am wrong but you seem to be quietly pleased about the perceived state of play at GNG. If so, this seems to be quite short sighted in your quest for more flights to get more gringos to pay higher rentals in your property. Alternatively you could be on a one man quest to deflect potential buyers in Brazil to keep prices lower and increase your holdings or are you turning me into a sceptic hmm...

Not really Cam, it's just that the sand dune you said I was naively living on, won't now be moved to build 20 thousand houses!

As far as I understood it, the dunes are not in question with regards to planning permissions. We'll see about the 20,000 houses in due course!

Where there is no question is that for whatever reason this project is not currently going ahead on time and as suggested. Speculative investments whether shares or property are about 2 things and 2 things only, confidence and the ability to recover one's profit. Prices only drive up because there is demand...if there is no confidence to invest economics state that demand is suppressed and prices drop or do not rise. Simple theory, I am not the first to think of it. But what is blatently clear is that the creation of false demand can be exposed at any time by circumstances beyond the control of those who are artificially stoking up the market. This might just be one of those times and to quote Latin, "let the buyer beware"!

Hi all,

It is not a pitch and putt course development and if it were Im sure planning consent would have been approved over a year ago- and without any hitches, delays or issues involved!!

People who believe that developments get planning approval within an instant without any snags, issues or problems to re-think or re-arrange are truly "DILLUSIONAL"!!!

All developments at one point or another or countless times even have to keep going back to the drawing board to make numerous changes to accomodate the planning office etc.
When this happens and planning is refused they state the reasons why and propose what changes you would need to make in order to gain the permissions!!!!!!!!!!

They dont just tell you " No PLANNING CONSENT-TOUGH LUCK AND B****R OFF NOW"- It doesnt work like that there are always options to change issues to meet the criteria in order to gain approval!!!

Otherwise nothing in any country around the world would EVER BE APPROVED PLANNING PERMISSIONS!!!!!!!!!

EVERYTHING IN THE WORLD HAS TO BE APPROVED!!
Its not the first time and it surely wont be the last!!!!

Could YOU IMAGINE A WORLD WITHOUT PLANNING CONSENT!!
Adam and eve,Ice age and the dark age springs to mind!!!

Take care-D

You mean Caveat Emptor? Because "let the buyer beware" isn't latin, it's English

Good luck with the meeting and let us know what happens. In the meantime ignore Golfingworld, he thrives on being the devils advocate in every situation.

Pity really as Golfing does provide food for thought (and a few sleepless nights) but then loses credibility with statements like 'Grand Natal Pitch & Putt' that are unecessarily derisory.

I am taking some considerable comfort from the fact that the planning and environmental process are robust and that GS are having to do cartwheels to get this through. Is it not the lack of these very processes that lead to decades of insensitive development in the Costa's ?

Perhaps the Brazilians have learnt the lessons of the past
