I managed a one bed in marginata

Evening guys n gals,

YES P1 is a penthouse so I will be more than happy to hold a BBQ - EGN neighbours invited!! Im in miltonia!

I was told that there will be rental management in place nearer completion stages as at the moment it is too early to give any further details on this!!!

I will be renting it out mainly to family and friends and I will not be relying too much on the rental income for the 1st few years!

Once details of rental agreements are released then I will look at possibly advertising and renting it out from the UK ASWELL DEPENDING ON WHETHER THE RENTAL AGREEMENT ETC WILL ALLOW ME TO DO THIS ASWELL OR NOT!!
Time will tell- Ill wait and see what happens!

It is quite bizarre how Grupo Sanchez named their X type and P1 apartments. Maybe someone can shine some light here.

The X type apartment are called Attic apartments and the P1s are called Penthouses.

The Xs and P1s are on the same attic level, the only main difference is that the Xs have a solarium on the roof level and the P1s dont.

I think the attic apartments should of been called Penthouses as a posed to Attic apartments. The name "Attic" just looses its class.

I purchased in Jade 8 132X attic apartment. Am I still entitled to call it a penthouse?

Hi all,

AUSINV- Found out last week great news about the P1 apartments- which I was unaware of!

They sent through the reservation agreement along with apartment layouts etc and they now include 51sqm of roof terrace aswell similar to the Xtypes!
I phoned and queried this with my agents resort group international and apparently when they were selling off plan before launch the specs had not been finalised by groupo sanchez and they were unsure whether it would include a roof terrace aswell as the rap around terrace on the lower level!!

They finalised the specs B4 launch and released it with the roof terrace aswell!!!
Hence why the P1s had the most significant price increase after launch- they now include 2bed/2 bath 72sqm/ 70sqm terrace and 51sqm roof terrace!

Hi all,

1. Did you receive the plan of the apartment? You can ask the promotor if don't (but it has to be closed in the contract). I have to say that the plans you can see in the brochure are GENERAL plans BUT each apartment can be changed in some aspects. These change are due to the shape of the building.

It means that, for example, if you have a look the plan of type T (1 bed apartment, as mine) can see a L shape terrace (20 m2). Mine has 2 terraces, one in L shape in the living room and other in the room (total: 25,91 m2).

I talked with GS and they know it was a mistake as I bought my apartment without knowing about the 2º terrace. I was lucky somehow!!. Ib realise when they gave me the plan in the Launch.

2. I could see the area in the Google Earth. I recommend to you to have a look too. If I remeber you can search by Pintangui . Also you can find some photos too and take measures of distance, altitude, etc.



3. Are you sured about what is going to be built at right of the development? (close to Marginata & Solanum). I know the lans close to Solanum has been bought for a brasilian inverstor and it is going to do another resort in the same style as ENG.

If any have any question only tell me.

I don't think my letting brochures will refer to 'attic'....'Luxury Penthouse with panoramic views' hits the spot I feel !!

Hi all,


With the PS and X types all the same at the end of the day and I agree for advertising sakes "luxury penthouse with roof terrace with beach, sea and golf views all around" Sounds like the way to go!!!

Or "luxury attic penthouse" is quite catchy!!!

P.S Also I think we are technically on the 4th floor and roof terrace on the 5th as the apartments start from ground floor level up on the plans-dont they????

Which means better views for all-higher but not too high!! And without spoiling the natural landscape too much!!!

Hi all,

I still recommend to you to ask your agent for the plan (draft) of your flat. Then you should know how it will be. As I told you each apartment can change. I got the plan of my apartment directly from Grupo Sanchez and, as I told you it is a bit different respect the one in the brochure.
