Default Hello Everyone

Hello. Ive been reading a lot of the comments on this site and Ive found a lot of them interesting and also very amusing , which is why Ive decided to join. Ive now lived in Brazil for fifteen years ( 6 in Sao Paulo capital , and 9 in Campina Verde, Triangulo Mineiro). As for investing in coastal properties I seriously have my doubts as to any substantial profits to be made in the short term. I have recently sold my farm here which I bought 8 years ago for 7 times the price for which I bought it , so I would suggest that people looking for investment opportunities should be looking at rural farming properties.
As for the price of living in Brasil I completely agree with GW and Dotty who seem to be the only ones who understand anything about Brazil. For people who only visit and earn in Sterling then I suppose Brazil still feels quite cheap . However for those of us who earn in reais its a different story. The UK is certainly far better value for money than Brazil in terms of services and quality.
As to Ralph's promotion of Aracaju Ive been to most of the Northeastern Capitals and the one I liked the least was Aracaju. The best in terms of beaches and natural beauty was in my opinion Maceio.
Anyway a big hello to you all.

Default Terravista ???

By the way , one property development that I was interested in and would like to hear any news and information is Terravista in Trancoso. Has it been a success or another flop? I can remember that the plots of land were very expensive.

Hi Mineiro - just think how much money you could have made if you had bought a farm alongside a beach in Bahia 8 years ago - looking at quite possibly millions once you got it split into lots of 300m2!

I am currently looking for a Sitio right now as it happens, that an apartment in Salvador, a motor bike and a yacht - well one can dream

There are substantial profits to be made in coastal properties and you would have made much more than 7 times your value had you bought 8 years ago on the coast. I too live on a large farm in Ceará which has risen considerably in value but my properties on the coast have risen at a much higher rate.
The UK is not far better in value for money either....are you suggesting that the price per m2 in the UK being 10-20 times higher is justified by the quality difference...which I might add is down to the builder you use.
Brazil is a different culture completely and can't fairly be compared to the UK.
There are plenty of people living and developing in Brazil who understand its culture, changes and differences over the last god knows how many years..and it is fair to say that the last 8-9 years will have a very different storty for those investing over the last say 2 years. Growth in the Northeast is still surging forward which appears to upset some of the so called investors on this forum who have failed or not managed to make such good investments.

hi all

two years ago, i have bought 13 hectars of land at Barra dos Coqueiros, small town on the other side of the river of Aracaju, Capital of Sergipe State. A bride were concluded in October 2006. Prices have risen up to 300% since then. I paid for my land 170,000,00 reais, and will invest total another 180.000,00 for infrastructure. ( energy and the road ). I made 120 lots , each with 450sqm, and started to sell in september last year, at average R$ 18.000,00. R$ 3.000,00 entrance fee, and the rest in 60 fix rates. I sold almost all lots in 5 month (!!).
There are still excellent oportunities to buy big areas at convenient prices, and prices are rising quickly.

Good for you ! Nice to hear you can still get 300% in such a short space of time!I can't see a future where you now pay 300,000-400,000 for 60mt in Natal and then see it rise to 1 million in the future,though it would be fantastic if they did.

I would like to know how your properties will "be a solid investment in years to come". How many years do you imagine? Investment in which sense ? Rental or increase in market value ? Isn't Eusebio on the "periferia" of Fortaleza ? By the way what do you farm caju fruit or goats?
