Thanks for the positive feedback Golf. Yes i agree that PN has the tourist now and can be a much better place when the extra tourist come, BUT i only if the goverment allow it to be through the foreing investment development, which im not sure it would as the money now is going to the other areas and PN although popular is now seen as a bad advert from what the area is trying to be, But who knows the future! personally im undecided about PN.

i think your right to an extent there, thats why i was careful in my choosen area where i dont rely on gingos, i base on the huge internal market based on a big city Fortaleza with all the structure already there. Plus how long does a NEW building stay NEW?? 2years 4 years?? on your theory there about people will always go to a nice new place rather than somewhere old then what going to happen to your investment in a few years?? If the property looks good, in good and usefull area, is smart, classy whatever then i dont think it matters if it is new or not?

No mate neither, just a plain punter. But, all of a sudden on here we have two people who are talking about different methods and not banging on about off plan properties and yes you can get a place for £100k in PN overlooking the beach. Slowly and surely the off plan myth is being busted!

I agree with most you say Golf as im slowly catching up on some previous conversations, I m though alot more positive about Brazil in general.

My believes is that there is better more profitable ways than the way people are being led, But my way is only better i think if really do the homework like see many areas, talk to many locals to collect perspective info (if you cant say much in Portuguese and the local can speak on a little Eng then its still resonable to talk if your patient as they love to talk and help), especially go to middle class areas to talk to local people who own house/apartments or to brazilians who are on holiday in the area, find real estate who are based on the locals, monitor their rate of sales over period of time (i been doing this for 2 years) monitoring the prices, sizes and more import the areas, check out sales/rental advertised in papers and internet listing aimed at the internal buyers. do your seaches in brazilian search engines instead of uk/us seach engines. Find contacts there and make friends but dont over trust. Follow simple common sense like you would when buying in your home country like dont share the lawyer with the seller (who is the agent)! Or to make better bargins do even buy through an agent just use them (wish i had done that, i will be next though, sorry agents!)

I think Natal surrounding areas are great too and think will win on the capital gain eventually based on the future increase on foreign tourist some ceara area too, but i think my other ways you can make alot more with hassle and hard work (most the hardwork that i have also enjoyed!) remember you get the most out of life if you put the effort in! The debate goes on???????????????

Hey, I am listening, I know I can travel 30 km's down the road and get a brand new villa for £77k 100m from the beach, but I also know it is pretty expensive to get a villa in Ponta Negra, so I want to know more.

How far away is overlooking the beach? The up to 2km's away from PN you mentioned before is not overlooking the beach?

I looked at a few Villa s 2 years ago in PN and they were fantastic and so classy ranging from £70K to £120K at that time for 4-5 bedrooms, in still have many pics of them (how do i transfer pics on here?), but having sea views is pretty rare in PN where villas are concerned, Some of the new big apt blocks are at the back of PN 2KM ocean(developers cant build high nearer to the ocean), and yes technically speaking you can get the ocean views from there if higher up but of cause you wont see the beach babes from your balcony.

Depends on your definition of sea view. The fact is that there are good house deals in PN and the whole dbate is about resales v offplan. There seems to be a glaring absence of offplan supporters here at present..perhaps they are all off writing to the airlines asking them how we are all supposed to get to Brazil?

I think you guys are showing that doing things your way is not easy and requires you to be on the ground otherwise things would get out of control pretty quickly. Whether your returns would be better after you take into account all the effort required is the real question then.

It sounds like the houses you are talking about are at the back of Ponta Negra behind all the tower blocks?

No, the ones I am talking about are in between the top of the steep hill which leads down to the beach, and well before you get to the tower block!

Actually some of these have great full roof top balcony where you can see the sea from say 1KM- 1.5KM as of cause PN is built on a hill!
