I never went near a "launch party" nor on an inspection jolly where you have more chance of escaping Al Quaeda then the Agents accompanying you. I did what I thought was best for me and I bought as you say in a place with no investment history...10 mins from the Beach in Ponta Negra! But, what would that area know about Capital growth compared to a hole in the ground 80km away?
So I was right after all then ...

The only thing you are right about my friend is that during the last 12 months any dealings I have had with Agents claiming to be experts in this field have, in my view, proven to be complete nonsense. I have been told and read a great many half truths by many people either in print or live that have never been anywhere near Brazil. I have read claims on websites that are just not true. I have dealth with many who's only interest is to steer me in their direction and choreograph how the whole process is handled so they they gain over the facts and reality of the situation. When I have asked questions about banking or admin I have seen a load of feet sticking up from the sand but not received many, if any, credible responses. Based on my research and my research only, many if not the majority of "sellers" involved in this offplan business would not be able to make some of the claims they make if they operated on dry land rather than offshore or on the internet. And much as I have enjoyed this site immensely as there is nothing better than watching sellers hang themselves out to dry in public, I also believe that some people may need protection from this lunacy and if by any means my comments have made them go that extra mile or ask that extra question, then at least they can be comfortable with the decisions they have made. If not they can ignore me, but unless I am mistaken that indeed is the concept of a "forum".

Not an insult a fact, my experience, simple as that. No point trying to prove their professionalism to me, prove it to current or potential customers. Show them what steps are being taken to get bank accounts or what steps are being taken to help them. Show up to date pictures of progress. State facts about flights and prices. Show facts about sales and profits when and where. Dont put people on the phone that have never been near Brazil. It is all easily done and if it can be proved, why not. It might help sales, you never know. It will certainly help buyers to make a real valued judgement on the issues. This is what Agents need to do and this is what they should do if they want to come across as real professionals. It is not rocket science is it?

Hi Golfingworld (luv the posts btw), I was hoping you could clarify something for me. Can you confirm that you actually purchased an off-plan property in Brazil? You see I made a bet with the wife 2 weeks ago that you would eventually buy off-plan and if so my missus owes me some big bucks!! Thanks to you I might actually become the first guy to make money from an off-plan investment in Brazil.....in an indirect way.

Sheridan, I wouldn't want to come between you and the missus, so to speak. We are now getting into more dangerous territory than off plan. But I reckon she owes you a few quid....I have bought a place which to all intents and purpoes is "off plan". It is not finished yet and if my man runs away I can't take completion. So, go and have a good night out..in fact if your winnings are in excess of £750 may I suggest you try a boy's night out in Ponta Negra to celebrate!

Very funny World...my missus has seen the brazilian chickas shaking their popozudas in brazil and there is no way she would let me...or 'my boys' have any fun in PN. The most fun I'm allowed is to enjoy a large plate of bolinhos de bacalhau by myself.

I've actually put down double or quits with the old gal that you will become a private agent (that's selling properties in brazil NOT working undercover for the brazilian air traffic policia) - so don't let me down! Hopefully I will win enough money to buy the latest copy of Veja Magazine to privately enjoy on a beach (or sand dune) somewhere in Natal next time I visit.

If you havent got what it takes to set yourself free and make some off plan profit, you should be tucked up in bed by now and not "living the dream". The world is full of dreamers like you that live their life through others. For example investors need to decide for them selfs if they think a resale £25K 1bed 45m2 apartment in a communal apartment with sea views, pool, gym and resturant in a city where you can see exactly what your buying, against a £35K 1bed offplan hopefully built in 2years in a undeveloped area, hopefully with sea views as promised, with also the communal, pool resturant etc and at the quality the digital drawing impression suggests. Some people will prefer the former for its advantages and some will prefer the latter as it also has its advantages!
