I am in Natal and have knowledge of this city in respect of urban expansion land and plans. The town hall will change the permitted use of land from rural to urban so that it can be built without the same controls on density as would apply to rural. If anybody has something like 5.3mR$ they can invest to get 8m + R$ back in around 5-6 months I have something - serious enquires only.

But the Green Village condo (houses up to 2m R$) is considered exclusive in Natal but nit the prettiest area, and the Green Club condos 1 2 &3 is much cheaper and plots can cost around 60k$, where you will have to build a minimum 150 m2 and possibly 200+ m2 house to conform. We do have plots there for sale. Again mainly for Brasilians and therefore meeting your 100% of the market idea.
Hmmmm, I nearly thought so. That's why I have been calling him "Dott(g)y". Thanks, Micheal.

Don't worry I have a thick skin! But seriously, if you are an agent and want help, I have no problem with that either.
In the Rossi development of flats 198 m2, there are only a few left and cost between 643-685kR$. They sold through very quickly mostly to Brasilians. Many do have money and those that do would not choose a small space to live. They will certainly be very much more expensive when finsihed in around 4 years. Some of these condominiums have status value as well. The Green Club ones for example we three plots direct from the vendor for 150k R$. I work in all levels of investment so if you have plans to visit please feel free to arrange to meet. It may also be true that there is oversupply in the small 45-65m2 apartment sizes aimed at the tourist and brasilian markets.

Micheal, I am no agent. Read my posts. I am from the investment field, but have never occupied myself with property. I am interested though, but I also know that I can't just take the word of people here on the forum, but have to research myself, see what I like, then maybe find someone who can direct me in the right direction, convince me of a better idea, or has the same opinion as I have, or do it all myself. I'll check out different agents ...etc.. JMBoard has written a good piece on that on this thread, I think. I have written about the direction of my thinking on this forum too. I have been to Brazil, but not to look at property. Next time soon, I will be there, don't know quite when, I will look at properties. People like yourself or JMBoard, seem professional, and once I'm there one can meet, maybe. I'll send you a PM and JMBoard if he cares, but definately not Dodgy. He's too dodgy for me.
First I got to rap up things here, so that my mind is free and I can check things out seriously.

I am sure the apartments you refer to are stunning, but investors should also bear in mind that elsewhere in NE Brasil R$600-700k buys an awful lot more, and in the best location. Like fantastic 4 and 5 bed detached beach front houses, with private grounds, pool, etc...

It all depends on what you are looking for...

I am aware of that! I also have that style of property available on the beach. However Times was commenting about long term rentals, brasilian market so I responded answering some of Dotty's comments. Before anyone buys, I would need to have a lot more info on the client profile, and I am here as you are, and prefer potential uyers heed the many times repeated advice to visit first and explore the opportunities.

Of course you are right, Michael, it is very important to visit Brasil first, and explore all the areas, and inspect all the properties, of interest before making a commitment to purchase.

This is the only way to discover the positives (and negatives) of various possibilities to allow an investor to make an informed personal decision.
