Guillermo,
I would like to extend my gratitude to you for a very professional and comprehensive response.
Incidentally, the queries were not designed to "trip you up" though there were certainly more than a few fast balls in there! It is evident that you are striving to be a reputable player and i wish you all the very best in respect of your new venture.

To those interested in this development,my initial research and instinct tell me that these guys would appear to be very much on the level.
In all honesty, i am not convinced this development will transpire to be a short term goldmine. However, for those seeking a lifestyle purchase or a long term perspective,( subject to d.d.), this would certainly appear to be one of the better investments around at present.

To reciprocate, having only just completed on the land,it is premature to make any announcements ,though when my company and resort project does launch ,there will be total transparency in a lengthy "about us" section.
Buyers have the right to know who they are dealing with and developers have a responsibility to provide this info in detail. Additionally there will be a number of safeguards to protect investors (and my!) funds including independent escrow facilities and lawyers with professional indemnity insurance.

In the meantime ,i will continue to endeavour to remain fair and objective in my comments and observations on this excellent forum so any queries on aspects relating to Natal or Fortaleza and (time permitting )i will try and answer to the best of my ability in an unbiased manner.

i hear on the other pages of this forum this company is operating without correct due diliegence. I am buying in a similar project and have come across this tonight. Has anybody received a title deed yet? I am planning to go ahead with an investment in Brazil, but am getting many mixed reviews.

A friend of mine was going to buy here, and I think it was through this company (although I may be mistaken - if this is an agent rather than the developer, it could be one with a similar name) If it's the same one, they used the usual sales techniques, e.g. price going up imminently, big bargain if you buy now, etc. What concerned him about this development was that the infrastructure is not in place and he was concerned that this might never happen - although it does seem unlikely, as long as the company stays in business and sells a fair number of the plots. He wanted a place to holiday in winter as well as rent out, but looking at videos of Flexeiras Beach on YouTube you see it is very windy, palm trees bent over in the wind, with high waves - suitable for surfing, dune-buggy riding, etc and the company never mentioned this to him. (All the videos featured young Brazilian men doing these things, but I appreciate that older people doing less adventurous things might not post clips on YouTube) He could find no photos or videos on the Internet showing an idyllic beach & shoreline, people of different ages lounging on the beach, wading and swimming in the sea, etc, and wondered whether this was because of the high winds - so he decided against it as he is in his sixties and can't see himself taking up surfing and riding motorbikes down dunes! For those in a younger age group it might be brilliant, the sand looks beautiful and the beach fairly deserted. The area seems to be a holiday spot for Brazilians rather than Europeans or Americans at present, but that might change in time. I would think if you are in it as a medium term investment you could do well, as once the infrastructure is there and there are more people who can speak English in the area, there will be a good re-sale market. I was concerned to read a post on this forum in which the person suggested that the front line properties at Coconut Grove were 300 m from the beach! It may be he's confusing this with another development, as the map of the layout I saw looked as if it was right on the beach. But it may be worth checking out, just to be on the safe side.

You should check it out- all the web sites found on a Google search offering this have the plan of the lotamento, and the nearest to the beach must be some 200- 250m distant and the most distant and cheapest, will be around 1 km. the following is a link to one, where they claim the prices will rise by 8% per month till year end!!

COCONUT GROVE, FLEXEIRAS, NORTH EAST COAST, BRASIL, Flexeiras, North East Coast, Brazil with PropertyAgentPortal.com
Another is Amber Overseas who offer the same site. Please check carefully and do not rely on pretty brochures and sales talk.

ok, i have just been informed that this minister of tourism letter has since been revoked due to it being used incorrectly. It is not a sales tool, rather a granted request that has been abused.

I am getting sick of all of the sales that are going on here, and find it plain that people on here are obviously protecting something, ie their sales platform.

I find it interesting silver quoted having been impressed by the lawyer and their reputation, then 2 statements later he is requeswting the correct name of the lawyer, as if he didnt know??

If my suspicions are correct, your presence has been counter productive, as you have just lost this sale.

Default Any news on Coconut Grove?

This has been an interesting thread but I'm noticing it's been dead for a while. I just got to know about the project now and my impression was that it was a relatively new project so I'm quite surprised that it's been on the market for over a year. Is there anyone who bought in it and what's the status?? I'm interested to buy and I'd like to get some feedback from who bought already. thanks

As far as I know Coconut Grove is no longer on the market due to legal issues concerning who owns the land.
