You'd be amazed Dotty, at the amount of developers who swear blind that they have all the licenses and everything is in place. Not all developers have a "healthy imagination" but some do and it's not easy to see which ones do and which don't.

Not all agencies do the research that some of us on the forums do to check that what developers say is true.

Default Overseas Agents Are Blind

I am not an agent, but an old investor going back 15 yrs and living here and knowing a true investment over the years, not a jumped up arrogant agent from overseas, who think they know Brazil(they know little!)without being rude.Infact my advise would be to only deal with reputable agents in Brazil and stay clear of the the overseas developers.I say that because from my experince I have had no problems and have a very large portfolio that is secure and founded .As for licenses (especially with Meu Ambience now strongly inplace many more will now go under(David Beckham will be one!!)

Interesting. I assume you had a bad experience with an overseas agent then?

How would you find a reputable agent in Brazil if you live in Europe? What is the sure-fire fool-proof assurance that I have that the agent I'm dealing with won't do what someone else mentioned on another thread... just vanish? What defines a reputable agency in Brasil? Do they all operate to the same standards as the leading overseas agencies? If not, why work with them?

An agency who sells large amounts of property has significantly more pull than an individual investor.

If a reputable international agency with proven track record talks to a developer in Brazil (or any other country for that matter) and requests copies of all legal documents proving that the development is secure, they are much more likely to get it than Mr Smith who is thinking of buying one unit. Not only that but they will be able to analyze the documents when they receive them and know if those documents are applicable or not.

Ultimately you need to see what you are going to get for your money and the level of service you will be given, not only before the sale, but during and most importantly, after the sale.

So you would buy a property from a Brazilian agent simply because they are Brazilian?

I assume from that remark that you consider all Brazilians to be honest, hardworking and diligent when handling money for foreigners?

So following that assumption, why would you not concede that there could be good Overseas agents out there too?

It appears that everything that is European linked often goes under in Rio Grande Norte. This is put down to lack of experience and the true upheaval of getting work agreed ,infrastruture, documents, the list is endless .Recently yet another overseas investor bought a good piece of land on the coast to find that a native person had the escritura,so 500,000 euros washed up.The aim was to build another Golf Course(British linked)

And the person who sold it to him, was a Brazilian agent or a European agent?
