It is easy to own land in Brasil, but to convert the land into your dream apartments is quite something else and can takes years to get moving.A few years back you could basically do as you pleased ,but because of extremely slow paperwork and mountains of it people give up.Now back to the question of Manoa Beach Park.Manoa Beach park is a day park. The Spanish company plan to do what?As people have written on site about being ripped of in 2001-2003 by people(Olga and somebody else). So I do not fully understand .Is this the same land or not?Can somebody bring light to the situation. Also what do the promoters plan to do as you say promoters,so who are the developers and which country are they from?

My understanding is that they are still awaiting the final licence but they have got full ownership of the land.

Yup, it's Ma-Noa.

We aren't working with them so I can't advise as to the current state. When we looked at it and did our Due Diligence we decided that they weren't at the stage yet where we could promote it to our investors.

I'd suggest either asking an agent who does promote their product or the developers themselves. I don't think any of the agents who are active on these forums are working with the development so I doubt anyone will know more than that.

The thing is, most of the agents who are active on the forums do their homework on projects they are offering, so you need to start inquiring more about the projects which are looking good rather than the ones that aren't.

Me?

Currently only working on Bahia, Ceara, Pernambuco and Rio Grande do Norte although several of the other states look interesting, their current and future international accessibility doesn't convince me.

Two colleagues of mine just got back from Rio but not had a chance to sit down with them yet.
