Coconut Grove - Realest International

Spain- April 2009.


We at RealEst International have decided that a forum statement is now again necessary because of attempted smear campaigns from other companies selling in North East Brazil.
Firstly it invite all other companies currently selling in this area called Flechaires to post and issue their statements in a form of forum challenge to see who is telling the truth and who is clearly not.
We have in the past refrained from getting into any “ Mud Slinging or Bad Mouthing” of other companies. But this has now become evidently clear that we are the only company out there with this professional integrity. Therefore we are issuing this statement and welcome open forum debates and questions. We have nothing to hide and as they say in the USA:-
“ We will take the Pepsi Challenge with anyone else’s Cola anytime they wish!”

Any Resort -Project in the area has to comply with local and national laws, these will include many forms of documentation and licenses.
Below is a list I received from a client who has asked us and two other companies for all these documents. I was impressed with this client’s knowledge of what is necessary in Brazil and astounded by the fact that we are the only company who can provide 99% of these documents. The client has requested these documents for weeks he stated.

• What are the engineers reports on rock, rubbish, black water and soil analysis ?
• Licensees from the town hall in Triari detailing their acceptance of the project?
• Architects contracts?
• Infrastructure contracts?
• Infrastructure permission from town hall?
• Copies of the local press announcements? ( Legally required)
• Copies of contracts with the construction companies involved in the infrastructure?
• Master Plan?
• Topographical from engineers dated within 24 months?
• When was the Semace sub division license of building lots given? Exact dates or a copy would be better.
• Where is the First License? The LP
• Where is the Semace License with this years date on it?
• Where is the LI meaning the license of Installation or The final License to begin construction

There are several projects- resorts with nice videos and great websites which claim they are legal and approved etc but ask them to provide these documents, some have old licenses from the 1990’s, which are just not valid any more, legal yes, but not valid. The Sand Dunes move too much in this part of Brazil so as a rule of thumb if a project is not built after 5 years, it needs to be re-licensed by Semace to be valid.

We know for a fact some projects need many KM's of access road to be built to even get to the land. Some have blocked and restricted views, some have new flood plains restricting building licensees which means building restrictions. We could go on to name and shame but we will not.

Coconut Grove Brazil is in full complaisance with all these rules and regulations and we will forward any requested documentation evidence to any person requesting this.

Our advise to anyone thinking of buying in this area, or indeed Brazil is to google everyone involved including any Lawyers you may have been recommended to use, also sales personal, get references from clients who have bought, and even ask for the sales contract to prove they are real clients, but get the Brazil Notarized Copy with the stamps to prove it is real, ask them have they personally visited the site, have they met the management, have they spoken or met architects, ask for everything, check the dates on papers, and get any legal help to check with all issuing offices of licenses to confirm in writing that the documents you receive are legitimate, valid and legal.

The bottom line is if I wanted to build a house there tomorrow can I do it? If not why not and when can I build?

Hi i also bought in coconut grove i live in Ireland , is there any one out there who can share info with me re this development,or if you bought plot yourself , also could any one recomend lawyer to check out paper work etc,i bought on plot 04 ,for 60%option. Or if you are from ireland and had any experiences you could advise on,had no contact from agent except by email that all was going well, realinternational are the agents based in peurto banus, if you have purchased similar your comments would be appreciated. Would appreciate any comments O,D

If you´ve put down a deposit etc you should contact the agent, and request all the appropriate documentation. Land deeds, planning permission, SEMACE etc etc etc. If you have the developers contact information then request them directly... and don´t give them any more money until you get them.

Hi i have paid over €9k to real international to their bank in puerto banus spain ,would i be entiteled to a total refund back if they did not have all documentation ,etc,

It kind of dwindled down to a debate about one particular development, but the first four or five posts mention a variety of lawyers and their contact details. There is also a lawyer who checks these forums now and again - José Santiago I believe.

Also - you mentioned paying funds to a bank account in Puerto Banus. Read this thread here very carefully:

I moved your post here to the thread about your development as it is relevant to this topic and can be assumed that you are answering queries and doubts regarding the development which forum users have. As a singular post on it's own, it could be considered advertising however as it is in direct response to questions from people on the forums and doubts they have, I feel it should be allowed.

Further to our previous post, it has come to our attention that there is a marketing "pay per click" campaign in Google from
"BRIC Investments" who are promoting "The Coral Lake and Beach Resort." This company has been using a technic called "Parasiting" meaning, they have been using the name of OUR development "Coconut Grove" in their campaign. Please see the advert here below:
