Default HMO Buy To Let Back In Vogue in the UK

The Buy To Let market in the UK has been frustrating many investors who are met with increasing mortgage rates and rents that only just cover mortgage payments. The feeling of dead money and no monthly income has meant some investors have gone overseas to get some good returns and a little bit of excitement from property investment.

However it seems that one part of the UK Buy To Let market is about to make a big come back . This is houses in multiple occupation. HMO property saw landlords leave in their droves owing to new stringent regulation leaving a huge void. Now students are struggling to find a place to live HMO property is in huge demand. The investor can make a monthly income and capital growth can be impressive owing to the size of the houses and locations.

The legal definition of "House in Multiple Occupation" is a "house which is occupied by persons who do not form a single household". The terms also include any purpose built or converted flat whose occupants do not form a single household. If the property you are letting is divided into a number of separate accommodation units (such as bed sits or flats) the property is probably "a House in Multiple Occupation" (an HMO). The Council has further requirements of the owner or manager of an HMO. These are legally enforceable and cover standards of fire safety and general management and upkeep of the HMO's common parts of services. If you are contemplating letting out the property as an HMO - either bed sits or flats you should seek advice from the HMO Team in the Local Authority. If the property is let to 5 or more persons sharing, then you will have to register the house and pay a fee to the local authority
