Default Hot spot Bulgaria

Hi Guys,
Bulgarian market is just starting to grow.
At this moment 2005 2006 and so are building new flat complexes that are the best choice of buy-to-let investment not the villas or houses.
Flats, summer coastal flats with smaller rent compare to a house or villa.
So the clients will be more, I think.
The prices of the flats in these new building flat complexes in Bulgaria are still low or low enough to provide good income from rent through the years.
The most interesting areas in my opinion are Bansko (mountain resort woth very nice nature you can check this through the internet) and sea resorts and towns like Byala, Varna, Bakchik etc.
You will say that it is to far. Yes it is but it is too beautiful to. Nice nature nice people.
About the distance, many real estate companies provide services like taking care for you property, collect the rent and sending the sum to you bank account, so Bulgaria development is fast and maybe the right moment to invest in coastal flat complexes is now.

Hello Mason,
Yes - I have often thought that for the holiday market - people are more likely to be looking for flats, or small places, rather than villas, where you need a party of six or more people. I think that most holiday groups tend to be couples, and so they will not be wanting a large house, but just a one-bed roomed place.

I have never actually been to Bulgaria, but a friend of mine has

been to the place and did my research it wont pay your mortgage let alone your profits
if you buying holiday property think about 6 months min you wont see rent
local ppl wont rent holiday homes managing the place will take 2 months rent from you and you will be left with 4 months rent per year also they will cheat you they will rent your property and you wont know they have so you will be very lucky to get 4 months rent the first year just to keep you as a client
building quality is not that good
think about other places

I do not care if locals are renting or not, i dont care who is renting my apt, as long as i am getting rent!

you dont want to learn from others i used to have a freind like that he doesnt think hes wrong ever
give you a tip this is a wonderful site and you should try to learn from ppl as much as you can nothing wrong with learning and most ppl talk from experience and tried the stuff
and post about what they ve been through
some ppl are lucky in life and they can buy a risky investement and get away with it some dont
so no hard feelings

Hi, i cant believe people are still buying in Bulgaria for investment purposes, what sort of returns do you think will be achievable in 2007? The smart money has already been made in this country & is now being invested elsewhere, anyone interested in investing in the current hot spot should seriously consider Morocco, if anyone requires more info feel free to PM me.

There is still money to be paid in Bulgaria, as you can still make money in many countries in the property market. You just need to be careful with the agent and builder you use.

Those that post here knocking Bulgaria are usually those trying to push another country (such as Morocco - see above), how about sticking to forums about the country you know about and not commenting on things you do not.
