How does buying a plot works, Im intrested but waht about security and safegaurds for my investment. Who protects and guaranttee my invetment. How would I check that the person I buying from and sending my money to is registered and liscenced etc. As with off plan you can check for escrow account, and I will probably buy from an agent who are registered in UAE as well as UK. Are there any finances avialable for buying a plot. What about any development/projects on Dana.

Well, if you are not a developer, then consider investing in(buying) plots a short term investment.
The plots in Al Dana Island is directly from RAK government. So any documents will be prepared by or with RAKEEN. And if you are buying a plot which is on 'resale', the documents can be chacked by the government land department. And the point where you earn is, you hold plot/property for some time and sell it with a premium when the prices are high.
P.S. In Al Dana Isalnd 3% to 4%premium is being asked. but i have plots with 1% premium.

What is prmium and why this hasa been chraged, I guess its a sort of tax. Please tell me how and where I can buy a plot, im looking into a short term investment either here or in waterfront dubai, or here first waterfront next.

So what kind of square footage are the plots available at?

What are the payment timescales/terms

And what would happen to the plot if you could not afford to build on it. Would you be allowed to hold onto the plot of land? Surely Rakeen would not allow unbuilt plots to exist surrounded by huge development??!!

Well, premium is not a tax thing. Its the difference between Opening price and Selling price. e.g. Opening price of the dana plots in West C Area was 200 aed per sqft. But all the plots are sold which are now available on a 'resale' @ aed 202 per sqft. So in this case AED 2 is the premium or the difference/profit where the current owner will earn. When you will buy that you might sell it @ 203 or above depending on the market of that property. So thats how you earn.
And plots in RAK are hot because each plot is right on the beach. But yes waterfront will also be a good investment depending on the location and price + payment plan.

Being an investor, not developer, you hold the plot for some time. You might have to pay 2 3 installments then sell it on a higher price(premium) or sell you plot before the 2nd payment on a lower premium.
And If you are paying your installments and holding it for a longer time, Rakeen does not need to interfare as you still will find many plots in Dubai unbuilt and they might remain the same for a long period.
And about payment plan, Its 5% down, 5% nov 08, 5% may 09, 20% Handover the rest after that over a period of 1 and half year.
plots in West C are mostly from BUA(built up area) 250,000 to 350,000 sqft.

This is what i got from RAKEEN. They've quoted me 300AED-400AED per sq ft though!!!

1. Plot Size



From 105,000 square feet upwards.



2. B.U.A.



From 230,000 onwards



3. F.A.R.



2.3 – 4.5 depending on the zoning



4. Price/ sq. ft.



300 – 400 AED on the B.U.A. and depending on the plot.



5. Payment Terms



5% Now,

5% after 6 months

5% after 6 months

20% after handover (H/O) (between 1 and 2 years time)

25% after 6 months after H/O

25% after 6 months

25% after 6 months



6. Purpose



Beach Front Plots for townhouses, duplexes, commercial plots and hotels.



7. Location



Dana Island which is the largest reclaimed Island and located within the proximity of other multi-mega RAKIA projects. Will also be within the future Central Business District of Ras Al Khaimah.

Well you dont get this information online as prices and availibility varies. If you need some information, i have couple of plots in Dana West C with me with a very good price of AED 203 per sqft which is negotiable or serious buyers.
