I noticed not all of the offers include a PDC? If this investment is guaranteed why don't they include them in all offers? thanks

Answers to your questions:

1. Yes, you get PDC straight away after making the downpayment. (same day of the down payment).

2. Commission was being charged for few deals but it has been omitted. So there are no commissions to be paid by the investor.

3. No additional charges. Investor just pay his investment amount. No additional payments, no charges, no hidden costs, no commissions.

Some developers think that giving the PDC means fixing the profit amount. Which might be taken as 'INTEREST' for some people. So they dont issue the PDC. And even ithe MOU from these developers has following statement about returns: 'minimum profit returns of 50%'. So it doesnt fix the returns.

The name of the developer is renouned, so people trust the name and also many investors have taken the benifits of these deals before, which make them invest again.

Hi,

Well i have received very good response from the investors regarding this. And I have managed to give maxmium security to the investors.

Different developers offer different guarentees/securities but the basic asset is the property which is under your name for 6 months with a clause detailed below:

Developer A: Developer sells it to the third party within 6 months and if not then buys it back himself.
Developer B: Developer will buy it back and if cheque bounces, property will be tranfered to the investor.
Developer C: If cheque bounces, property will be tranfered to the investor as '100% paid'

Minimum investment:
Developer A: AED 500,000
Developer B: 1.6m
Developer C: 3.7m

Can the asset be legally transferred to the investor and then tranferred back to the developer at the time of maturity of the contract deal? This is probably the best way to keep yourself safe and have something tangible and with proper/legal documentation on the asset in case anything wrong happens.
