Suprisingly, I get prompt replies from Shirley Matthews at Zero4.

What the letter says is that Zero4 will not know the handover dates until the 17th June 2007. This date is not the date the handovers have been changed to, but the date Nakheel think will be the date they can inform their building owners of the handover schedule.
So, where we thought handover would begin the 24th June, we actually have no idea as to when it will be now.

I spoke to Shirley Matthews just before they sent out the official emails saying that handover would be 17th June. She said that she had seen some of the buildings and they are complete. The problem is that there are delays connecting the electricity to the buildings (due to back log of work from other sectors). The electricity must be connected and electrical systems tested before buildings can be handed over and this is the cause of the latest delay.

What Shirley emailed me was that the 17th was when they would know the handover date, not the actual handover date being the 17th.

However, thank you for clarifying the reason why there is a delay.
I am fortunate enough to have confirmation of my other properties (not Nahkeel thankfully) and with any luck Spain may be ready in the first week of August when I will be there.

If it is a matter of connecting and testing utilites, we may all be lucky and only have to wait until July.

Default Proof of the extortionate service charge

HI,

I have just received confirmation that my two bed apartment in the Jumeriah Beach Residence is ready for handover.

JBR has lots of facilites including health clubs and a number of swimming pools.

The service charge is set at AED 9.50 per sq ft per annum.

To put that in perspective, a 940 sq ft 1 bed in JBR would pay AED 8930.
I was quoted AED 7910 for the 740 sq ft 1 bed in IC Spain which equates to AED 10.69 per sq ft per annum.

I understand that some of you have been quoted even more.

This just goes to show that Nakheel are just ripping people off.
They just cannot justify charging the amounts they are charging if they are not going to offer any further luxuries that allowing people to live in what was meant to be affordable housing.

Sorry to join you guys so late. I have also brought a studio in spanish cluster back in 2004. And went through the same ordeal as most of you guys. I believe you were lucky because i was dealing with ARY international as my agent. They are bunch of as.... who have no idea whats happening? So i was kept in dark. I manage to compose my thought in an email and send it to Nakheel and cc it to some british newspaper.

Dear Aaron Richardson,

I am writing you in regards with ARY International who played an active role in selling your apartments in Pakistan and my apartment in Spanish cluster.

ARY initially promised to obtain mortgages for all potential buyers after 30% down payment and using the same statement as marketing campaign. They did manage to sell all their apartments. But later denied the allegation that such promises were made and ask customer who already had made 30% payment to either make the other 70% or their 30% payment would be return after 10% deduction.

I was one of the few lucky ones who had available funds to pay the rest of 70%.

The ordeal didn’t stop their, after making 70% of the total payment, we were told to make another 20% before September 2006 as the apartment would be handed in September 2006. And the final 10% would be taken after possession of the apartment would be handed.

After making 90% payment, we were told due to more delays and apartment would be handed in February 2007.

Again in February 2007, a circular was issued in the newspaper, which stated 'if you don’t pay the final 10% of your apartment. Your contract will be cancelled and 90% return with 10% service charges'.

I had no other option but to fly to Pakistan and make the final 10% payment with hopes to get the possession of my apartment. Yet again, I was told the apartments are not ready till end of April.

Since I have made the full 100% payment for my apartment and we already at the end of May, I have no information over the possession of the apartment.

Further, I will like to bring it to your attention that this is not only the case with me but 1000's of other still waiting to get possession of their apartments.

I have cc the same letter to some of the British and Pakistani news paper, so other can be made aware of potential problems when dealing with Nakheel Group, Dubai and ARY Group Dubai.

Angry handover delay!

yes I have also had same letter from zero4 re delay in handover. They wanted final payment by 15 May which I sent. Seems very strange how on 17 May they told us about delay. I wish I still had balance to pay as I would have felt I was in a stronger position - now all I can do is wait!!

Sorry could anyone explain me what is happening with the hadover date exactly? and above all according to your opinion why I haven't received any letter from Shirley matthews yet?...has anyone got her e-mail address?
Last months I tryed to phone her (using the numeber i found on the previuos letters) but it was very difficolt to find her ....and now i'm worried because no informations was given to me abouts all this facts.

I didnt receive any information from them either. Lucky for me that friends of mine (who also frequent this forum, hey you guys!) were purchasing in the same block and we all paid deposits at the same time. They received their confirmation packs, and I had to contact Zero4 to find out why I had not received mine. It was then I found out, that the handover had been delayed yet againand that they would not know what that date was until the 17th June. I would say the same happened to you, so contacting them seems your only option.

Hi all,
Just got back from Dubai. Not all the Spanish blocks look 100% complete, still some painting to do outside and lots of cleaning up. Spoke to the workers who say they are still waiting for DEWA connections!

Thanks for the update YZF.

In your opinion, is it just a matter of the paint and debris removal and DEWA which look like the only hold ups?
If that is the case, there is a good chance late July, early August may be a good bet for handover dates.

Lets hope so.
Incidentally, do you have any photos of Spain from your trip that you could post?
