Hi Fellow Members

I am a new member, last year I purchased 1 B/R apartment in the Spain Cluster of IC. I have received this e-mail (letter) couple of days back from my agent :

Please arrange to clear your accounts in order to avoid delay in handling over of units. Please be informed that the Spain building will be ready for possession on the 27th of June 2007.

Due at hand-over 30,000/-
Service Charge – Nakheel 6,958/-

Any feedback from the fellow members, looks to me Registration and Services Charges are too high.. what do you think? Comments would be most welcome

Hi KingPin,

Yes it is only paint, debris removal & Dewa. Most of the blocks looked completely finished, I think these were the T series and the S series blocks closest to them. I have a couple of photos, probably much the same as those already posted by others, will post anyway (when I work out how).

Question

There is one thing that is bugging me a little.
From the looks of the photos posted for Spain so far, not all apartments have a balcony. I was assured by the salesperson that mine did, but this was not on my documents from Nakheel. Zero4 have commented that I should speak to their salesperson but as he has left, and Nakheel keep re-directing back to Zero4 for any answers, that has become a dead end. Either all 1 beds do have a balcony and I'll just have to wait and see or I will be in for bit of shock when I finally get the handover.
Can anyone shed some light on this?

Balconiy issue:

Hi

This happened to me a long time ago. You have to follow Nakheel plan.
If it has a balcony then you will have one. The agent can tell you
anything but Nakheel plan is the one to follow.

I lost two balconies because Nakheel reserves the right to change the plans
at will! According to my agent Nakheel has told them at the beginning that
such a building has balconies but did change along the way and get rid of them for some buildings (to minimize cost I suppose). So the agent sent me to Nakheel to complain but Nakheel sent me back and forth untill I gave up...anyway the contract favors the developper in every respect...little can be done. I discussed this earlier in this forum and other forums.

The other thing is that the balconies turnd out to be very small according
to those who got them and sometime it took from the space inside., For a studio balcony may not be that good after all.

Thanks for clearing that up Ameer. I have looked more closely at the plans and the balconies are indeed built into the apartment hence making it smaller, a bad design in my opinion. surely, when they designed it, they should have offered everyone the same type of apartment, not this lottery approach.
It is becoming very obvious to me that there seems to be a incredible level of arrogance and indifference when dealing with any of the companies in the UAE. If they can change your apartment as they wish, it's pointless asking for a balcony or anything else. I guess I will have to wait and see. All I was really worried about was the affect it would have on the rent I could get for the apartment and also the fact that eight of use were told we would have balconies whent here only four on the plans.

Hi,

I think even if your flat had a balcony,it would not be much better either.The reason is that in most of the buildings the balconies are carved from the same building limit. Its not projecting out. That means if you have a balcony then you have a less space in living room or in a bedroom. Even my flat doesn't have a balcony.It hurts me initially but after giving a careful thought i realize its not that bad.
I am planning to build a dry partition wall in front of the window with a sliding door.The partition will consume a space of 6" maximum but if it was a block wall as in case of a build balcony it would consume a minimum of 9-10" space.And moreover you can decide the width of the balcony as per your need. And you keep the outer window open,this space will work as a balcony.
What do you think?

What are the above charges, is this part of apartment amount or is this in addition to 100% agreed amount?

I am a new member of this forum. I bought a studio apartment in Spanish Block through ARY. I did not get possession of my apartment yet. It was told me recently that apartment would be ready by Sep 2007. Can anybody tell me true picture of Spanish Block progress? It was asked me to arrange extra money that would be given to ARY at the time of possession. Do you know how much they would demand other than the original cost of apartment. I have paid full amount as per their initial agreement

There was due to be an announcement from Nakheel yesterday (17.06) about the handover dates for spain, but when i mailed zero4 today, they said they have no new info.
anyone else heard anything?
