ATA you will not be compensated.

I had written confirmation of completion April 2006 however the handover was delayed by 12 months with no apology, no communication and when answers did come they made no sense.

The developer, building owner, Agent all coming up with different reasons however the common thread was that it was not their fault.

As a guideline and rule of thumb allow 1 year delay on hand over for most projects in Dubai.

Guess this does not help your situation however it should give you a guideline.

One positive to come out of this negative is that with the delayed hand over of apartments the "immanent over supply of apartments" so much quoted in the past by "property experts" will not eventuate yet as supply does not meet demand.

Just keep your Fingers Crossed that Nakheel does not decide to under cut every one again with Rent Deals.

Just got back from Dubai this morning and while there visited International City after one and a half years. The last visit I made I was very disappointed with the place, but this time I was very happy. International City is starting to look very good, feel like a real mini city and Dragon Mart is nice.

The best thing is Spain looks really good, its definitely got the best architecture and is the most colorful :-)

When I was walking outside of one of the blocks someone drove past and was asking how he could rent an apartment in it. Also several people have mentioned that it shouldn't be difficult to rent them out when they are complete.

The delays are annoying, but I anticipated them so just trying to be patient, I am just looking forwards to getting hold of the apartment.

hi all,

i'm just home from dubai and while there, i went to see my apartment in T4, spain.

i was happy with what i saw, apart from the fact that all of the buildings seemed completely finished, but there is obviously some issue with DEWA/or something else that we're not being told about.

the finish of the buildings seemed very good from an initial inspection.

i have some pics, if anyone can tell me how to post them, i will gladly do so.

Folks,

I have been in the back ground listening to all your suggestions and ideas.. Keep it up..

I have an email from Zero4 which reads

Dear Jamil,

Please find below the handover schedule provided by Nakheel against each building to us as building owners.

T3 – 9/9/2007

T4 – 9/9/2007

T10 – 13/9/2007

T7 – 16/9/2007

T8 – 16/9/2007

T9 – 16/9/2007



S9 – 23/9/2007

S8 – 30/9/2007

S19 – 30/9/2007

S17 – 21/10/2007

We would be sending out the handover guidelines with the handover commencement date and the process accordingly you can arrange your travel arrangement.

Hi All,

with regards to the handover, does anyone know the best way to go through the formalities without being present in Dubai?

Zero4 said that they could complete on my behalf for AED5000.00!

Personally, i think that's extortion.

anyone got any ideas?

The dates i have given are the handover to the Building Owners.

We will get letters near the time when we can collect the Keys usually a week after.

I have a Contact who will do the handover and get the keys for half the price.
2500aed.

Plus advertise your flat to get tenants. if you are interested contact me on

I think an estimate of collecting the keys a week after Nakheel handover to Zero4 is optimistic.
The handover to us won't occur until Zero4 have done the snagging and they have just one guy to do all ~20 buildings. Also that person doesn't speak the same language as the workers who are doing the snagging, which will make the process even slower.
If you want your apartment one week after Zero4 gets it then be prepared to spend more time in Dubai doing the snagging yourself because I don't think Zero4 will beable to.
