Hi,I own a property in france cluster and have been told that the handover will be in October end 2007.Hope it is true .However I still have not managed to get any latest photo's of the france cluster.Does any one have them .Please do send it to me on cuckoo135@yahoo.com.

Hi Bob, Can you tell me if you have any news on how one can transfer or get the resident visa once you get the possession of the flat specially if you are on husband's visa.Does one have to cancel thye xisting visa and then apply for the resident visa or how ?

Hi All,
Just talked to my agent ( Indigo properties) and they are actually quite helpful ie once you give them a mouthful however as compared to what I have been reading,Inigo Property agents are ar better and polite.Anyhow as per them, the france cluster is being handed over on 31 October and the various cahrges are as follows( ofcourse they mentioned approx as nakheel is aparently changing the fee structure everyday)
Registration fee: 2% of total
maintenance fee: 11.47/sq ft of the total area
Title registration fee: 1.5 or 1% ( might be reduced further)
nakheel registration fee: 2000
Dubai land fee: 120
Unit Affection ( blue Print): 850
Agent fee: 2000
Let's see what other fee the ycome up with .This is already a straight 35000 on top of the apartment price.
Also they still have not registered my unit, as nakheel is too bogged down with work ( as expected,they are in a mess,however they are sorting it out)
We in the France cluster might be lucky as everything will be sorted out by the time it comes to handing over the france cluster.

It is right that the France is delayed by the contractors and Nakheel complete project is in a big mess but on the same time your investment is growing every day so look at the bright side, I know over 80% International city buyers are overseas and have bought this for pure investment. The France cluster is one of the best and they are working day and night to get it ready. I say France is almost ready and hope fully will deliver by Christmas 07. I try to get you some pics soon as I visit International city every day. The price of France is growing every day and if any one likes to sell will get good price even though it is not ready but there is plenty of buyers like to buy in France. 1 Bed flat is almost touched 440K and Studio is going for 320K. Do not compare these prices with the ready and handed over units as at the time or hand over you will be paying another 15K for Studio and 20K for 1 bed as an 1 Year maintenance fee Land fee and hand over charges. I have just received an intimation from the building owners of the handover date of P5 as 17-Jan-08 and asking us to pay 19,198/- as the maintenance fees and land registration fees for 1-BR. The strange thing is that until the last time I spoke to the owners' representative (a week ago) he insisted that there are no further charges that need to be paid by us and Land registration could be done by us later by us after the handover.

I think this is a rip-off because:
1. They are charging 11.7 psf maintenance which exceeds some of the luxury developments in dubai
2. They are charging for Insurance and Affection Plan which are the owner's responsibility
3. Land Registration charge - 2%. The fee from Land department is supposed to be 1% from owner and 1% from purchaser
4. Administration charges of 3,000/- which they have no right to charge.

If you have contacts of other people in the building we should join hands together and not pay the fee and instead jointly protest. My mobile no is 050-6588029
