Martin, you are correct, Some careless people just try to spam and advertise.

Please note that sportcity projects are freehold and you can get resident visa when you buy a flat. The buyer has to pay all charges related to residence visa. The buyer also has to pay all charges related to registering the flat in Dubai Land Department which approx. 1.5% of property value.

BTW, for the time being all projects which are offered by Schon properties are not freehold, they are on lease bases for 60 and 90 years. but note that there is a possibility that they become freehold.

Mr. Al Tayeb please correct me if I am wrong.

the elevation as it was called that i bought my apartment in, has now been turned into giovanni boutique suites a 5star hotel were we have the op of renting it oursleves or letting the hotel group have it with 8-10.5% per year (less 2% for them) for 5years an 30days useage. its being built by an english builder,thoughts on this please?

Thats interesting, I didnt realize it used to be the Elevation. I considered that before I went with Bermuda Views which is literally next door on the DSC master plan. Sounds like a reasonable enough deal if you can bag the 10.5% per year for 5 years.

Martin can you clarify, are only projecting 10.5% return?
It is not unknown for figures such as these to be quoted to overseas investors and then the promoter or building manager will keep every thing above this figure.

For comparison First Group selling in Sports City 5 Star fully serviced apartments " The Bridge" after taking out their 40% service fee (yes you read correctly) still projecting a 15% profit so the figures of 8 to 10.5% a year seem on the low side.

Cool Oasis Towers 2

Hi everyone

im quite new to this forum. and to the property market in general!

i have purchased an executive suite in sport city in a 5 * hotel. Oasis towers 2 is a 22 story buildng and i have purchased on the 15th floor.
So far the developer oasis group has been excellent and totally open and honest. They have told me the completion wont be untill 2009 mid.

I am interested to know if any one knows of this property in sport city it is located near the central hub from the front of the building and back of the building over looks the golf courses.

so far i have made 2 payments, 6 to go!

i am hoping for a good return although the rental option looks good too the developer is offering me 8% net rent or a prfit share in the hotels profits 65% - 35% me the owener getting 65%

any experts out there who can advise which is better?
