Nadeem is a nice guy, at least, in repling the mails and I think He is honest in describing the market situation.

He has a nice web page,too, but I do not know why He is keeping it still under construction?

He has told me nice stuff about the rental and about the selling potential in Italy cluster flats. If He is, actually, looking forward to be an honest person then He will be lighting a candle in the dark, around him. I am listening horribel stories regarding Dubai property market.

ARY gave me wonders yesterday and I was simply lucky to send them AED 30,000 in time, otherwise I would have last my flat by now.

After friday prayer, today, I might be able to tell you guys the whole story!!

hey, is nadeem just working on his own or does he have other ppl working for him. I would rather allow management to a company with several workers than just a one-man band because then if their is a problem someone else can oversee the management.

Yusuf bhai, have u bought into Italy via ARY? Is your building being handed over? or has it been handed over? If yes, please tell me the story on how long doe sthe process take?

Dear Friend

I bought my one bed from ARY and now actually it is with Nakheel and delay is blamed to only Nakheel. ARY has done what was supposed to be done.

The bad thing ARY done to me, was sending me a memo, referring the NAB and informing me about sending them AED 18,000, as extra money for so many overheads...That was no problem but I have been paying them every month AED: 6110 and never delayed my payment and here they shot me a letter and threatened me of canceling my flat, if I fail to pay them before March the 30th.

Now I have to do nothing with the NAB but I sent the money immediately, thinking that let me give them the money and settle the dispute later, when they call me for handover.

The good thing is that last week I had an offer of AED 4, 50,000 and now my flat is touching AED: 4, 85,000. The rent still around AED 50-55,000 per annum. ARY promising the hand over at the end of the April now but again Nakheel dependant!!

Havce u bought in italian sector? which building? what is NAB? why is ARY charging 5% fees as service/documentation charges when they obviously made money from selling us IC flats??? Pls I paid 95% lump sum and still have to pay "service charge" of 5% of apartment value!!! Shame! Gimme some tips on selling my place or renting it out in dubai!!! do u live in UAE??

I bought from ARY and it is located in Italy cluster, they promised me to give in Spanish though. NAB means "National Accountability Bureau".

Whatever ARY asking from you, my advice is; pay them otherwise you will lose your flat and they will enjoy the hell out of it... by selling at almost at double price.. Not only this.. They will cut 10% from yours paid money.

Pay them and when we go Dubai then we can ask them after having got the keys... even we can sue them but only and only after we get the flat.

Yes! Regarding the maintenance charges are from 11.25 to 12 AED per sq ft per annum.

Red face Spanish look great

yousafnoor From the outside the Spanish Building looks far better than the Italian . I would be making a lot more noise to get your Spanish building as the Agency will profit much more with a Spanish Building than a Italian one.
