The delays are actually adding immense value to the property market.
If every development in Dubai had been completed on time, we might have been looking at an oversupply.
However, because of the huge delays, there is vast undersupply. Prices and rent are shooting up. More and more people are coming to Dubai by the month and adding to the demand.

So in a way, these delays have been kind to us.

The market price of Wadi walk 2 beds/2166 sft is about $ 660,000(US Dollar).

Hi chiquita

The price seems to be less appreciated in last 6 months , is nt it ? Because other areas in dubai land like sports city and JVS , IMPZ has gone up very high in last 6 months perticularly, where as COA was priced on a higher side right from the biginnning , may be because of that there is not much hike in recent months.

Nice research Chiquita:
- 2 bed is not 2166 sq ft, that's 3 bed
- I found a link for a 3br/2166 sq ft for $660K, but its dated JULY 2007

Check out Sherwoods ads in the Gulf News. They often show WW apartments. I saw a recent one that valued a 2br at 1300 per sq ft. Of course, what's advertised and what is actually paid may be 2 different things.

Do you have any news about METRO TOWER? I was going to buy a unit in 32th floor (a studio) for about $160k. Do you think I did well in NOT BUYING the property?

I would say the offer was good! Today you would have to pay more

By the way, today i got a package from Galadari -A complete new contract for WADI TOWER. Adjusted Payment plans and new completion dates... Not sure if i will sign, because than i am no more eligible for compensations!
Anyway, prices have shooten up in that area and completion is now end of 2009! Once the first towers in City of Arabia are ready you will not get anything less than 1400AED /sqfet. So I would suggest to buy now if you are playing in mind to invest there. But unfortunately you will have a hard time in doing so because there are no resales at all for City of Arbia...
