Anybody know the current price of Windsor or Arabian Crowne Condo hotel? Completion date? Please let me know.

thanks george,
I got same message from MED about a month ago. I don't know if they are really able to finish podium by the end of 2nd quater of 2008. We are already in the middle of 2nd quater.

Galadari group started to build their own building in Cith of Arabia about a month ago but MED. Ongoing delay makes me crazy. But the price appreciation is very good. I hope the delay problem would be solved soon.

I found another website about "market price" - dubaimurano dot com/market-analysis.asp

Price is big different from the two website (gowealthy dot com). Why? Which one is more close to market price?

Is there any other website about price?

Your analysis mentioned is the one based on Alineah.com statistics. This one is by far more reliable then the one provided by Gowealthy -they list developer prices and Alineah market prices!

Very useful site - thanks. Can't quite work out how they calculate - tried a few examples. I think it is just on the few properties they have for sale values on in each category (only a few though in each so possibly not accurate).

Having said that - their value of my palm apartmewnt was spot on to the penny.

I suspect 10-20% over original is about right - I've seen a few people floating for sale at 20%.

I would be most obliged if I could have your thoughts on a few points below:

1- what's the current average price AED/PSF in COA
2- are there any new lanuches taking place soon
3- which one of the following COA, DSC, JV or JLT do you think would have the best capital appreciation in the next few years and which one the best rental potential

Hi everyone,

I have questions about price, too.

1. According to Alineah dot com, the price (AED/PSF) in Metro tower is 1179 (with premium fee only) and I&M tower is 963 (with premium, transfer, and agency fee). (office)? These two towers are next to each other. Metro tower is mix-use (office and apartment) and I&M is office only. Should the office price of these two building be the same because they are next to each other?

2. Which tower (office) is more recommend to buy? I am thinking to buy one unit as investment. But, the price seems already increased at 20% than original price. Is it good to buy one now or buy some others that still low? Is it possible that the price of these two building increase 50% than original when complete in 2009 or 2010 completion?

3. What is the rental yield of these two building to be expected when completion?

4. Does apartment or office has better rental yield in city of arabia when completion?

alineah is hopelessly out of date except for the big finished properties like jbr. my workmate went to coa this week - no 2 beds under 2.6m. it might not be worth it but try buying one cheaper. the prices quoted on sports city are a joke, again, try buying one for the prices quoted. JLT too - green lake towers released now to move in. advert says 1.9m - actually visit the office in the building 2.6m. when i was buying every advert was wrong. listed price is not the price and good deals turn out to be not. they quote sq footage and you get the floor plan and it is nothing like. i looked at some floor plans and when you work it out some were 40% less floor space that stated. prices are crazy crazy and you simply cannot say what something is worth until you can sell it unless it is already finished.

Real true that! I noticed that as well! The prices stated at Alineah you can hardly find in the real market...

Hi,

If you refuse to sign the addendum, does the developer agree you to follow the original payment plan? Will the developer pay you the compemsation without lawsuit. How about the developer mail you 2nd addendum for delay after you signed 1st addendum for delay. Do you have to sign the 2nd addendum? In my opinion, the first tower might be completed in 2010. It is quite rush in 2009.
