Hi Geroge, Thanks for your information and for putting some more pictures of Arabian Crowne on this forum. It looks like shoring and pilling has started in Arabian Crowne. Also G tower seems to be at a slightly advance stage then AC. I do not know why people are still mourning. I have been waiting since August 2005 and things have started to move but it will be at a slow pace. I know that Arabian Crowne will not be ready until the start of 2011. So we all need some patience as information is not coming from the developers at all.

My suggestion is that who ever FROM THE FORUM goes to COA, can they please try to post some latest pictures of COA on the forum so that every one can see what is going on.This way we will have regular information about COA all the time. George has already posted his snaps, so thank again George for doing that.

Hi everybody. I am an owner of a 2-bedroom apartment in Metro Tower.
I have been reading this forum for a couple of months now but this is
my first posting.
I have emailed IMG several times asking for progress report with no answer.
I finally contacted my agent in Gowealty and asked him to find out for
me what is going on. He replied today that he has contacted IMG and was
told that there will be a press release in a few weeks time about the
situation. So I guess we have to wait for that and hope for good news.

I agree with John. We shouldn't say anything with speculation. What we need to talk is about the facts. George's picture is helpful. If he took pictures of whole city of arabia, It would be more convincing. George, can you please do it? Building condotels themself is not important. Hotels must be built with mall of arabia and dubailand for running the profit. As long as the projects goes together for better profit, one or two years delay is bearable for me

The whole area of Dubai has much to offer investors. I lived in the city for 3 years until recently but still work with UAE investors. When judging an investment opportunity look for the downside as well as the up. By this I mean are there any tax implications in my homeland, are there any inheritance laws applicable, am I liable for sales taxes, transfers fee etc.

I have worked with many clients who did not research correctly and only listened to the developers or agents. Effective planning removes all the above and more.

If you wish I will detail how the buying process can be simplified and provide maxmimum protection.

There are various issues to address when buying property in any foreign country. In Dubai the following could apply but each development has some if not all of these items:

1. Inheritance law. This one constantly crops up after investors have bought. If you are buying in the name of husband & wife, then as yet no challenge has been made in the courts of Dubai regarding Sharia Law, which covers dubai property.

2. Developers have until recently laws changed been charging assignment fees. This has now been replaced by a simple fee structure of 1% buyer and 1% seller. Add to this the land registery fee of 1.5% to 2% and you can start taking a big slice of profit of your sale.

3. Most investors in Dubai are non nationals most/some of whom reside in a taxable country such as the UK. Capital Gains Tax of 18% is payable upon the sale of your dubai property as is inheritance tax if you should book a tee time to play with god (no I don't mean Jack Nicklaus).

4. More and more individuals and either being sued or going bankrupt. Protection of your dubai property should be paramount - but very few think about this.

5. The sale. Why would someone choose to buy your apartment over the one next door that's also for sale. They will if you create the right sales environment for them to buy.

Believe it or not, the above represents some of the things clients/investors come to me about after they have purchased - TOO LATE. A simple structure called an Investment Property Wrap can remove/cover all the above and more and in the process make you an extra 20% to 30% more profit.

Research, Research, Research is great but then comes a time to associate with professionals who (1) do not charge the earth and (2) consider your circumstances first and foremost.
