Hi, how easy is it to sell on these apartments, do MED, or however the developer is, have to be involved, the reason for the question is I also have an apartment to sell, but not sure of the procedure.

I also got same massage from MED that escrow account won't be set up before the construction starts. I asked why and got no reply. Jorge, can you help us out regarding this? I think this is a serious and important issue to all the investors.

Hi Chiquita,
Med does exactly what they want. What is the point in opening an escrow when the costruction starts if they will be using that 30% deposit for early construction. It should be there since the new regulations came into force to give all the investors peace of mind until the construction starts and not the other way around.

I definetely agree with you. I want my deposit safe RIGHT NOW. But how can I force them to do so if they don't want to deal with it? I will email them again and will see.

Employ a solicitor, individually or collectively, and check your rights. Send formal letters to agents & Developpers, start by the ones who cashed your cheques. Ask formally (through the solicitor) for a complete refund if you are not satisfied with their replies.
In case and IF you find out that the whole thing is a scam, the quicker you act the better are your chances.

Remember: The law is not there to protect idiots, so waiting 5 years while no work has started and no official registration is obtained ( +money not held in escrew accounts, no notary involved, etc) will weaken and confuse your position... because the matter would become too old and the people/entities involved more difficult to trace.

Thanks for the advice. I understand your anger but don't project it to others. The projection makes you psycho. I will check again the escrow account.

Dear Mr. Zhou Guoyao

Thanks for the mail. The fencing is almost complete and the shoring and piling will commence soon. The cause of delay was completion of infrastructure and the master developer of the city of Arabia was concentrating on their own project (Mall of Arabia). The new anticipated completion date of the entire project is 1st Quarter of 2011. The next payment will be due once the podium is ready which will be in the 2nd quarter of 2009.

Hi George,
Thanks for posting the info about Arabian Crowne on the forum. Can you find out from MED wether they have pre registered the individual apartments in the owners name with the Land Department of Dubai while the project is off plan. I have been informed by an estate agent that they cannot put my unit on resale market if it is not pre-registered with the Land Department of Dubai.
