Default Prime Residency By Prescott - Handover

Hi,

The new buildings by Prescott in International City are now handing over.

A new google group has been setup for owners of these buildings called

prime residency dubai

The group has been setup with the aim of representing owners and ensuring a smooth handover for members. The group managers are currently advising owners to carry out their snagging as soon as possible and to check their apartment sizes to ensure they match with the contracts.

Smile Prime Residence - measurements

Hi All
It's great to have this forum!
Has anyone checked the measurements of their apartments yet? It's important because the purchase price and the service charge are all estimated by the square footage.
I have measured mine and have arrived at a figure of just over half the area it should be!
I'd be interested to hear what others have found!

That sounds like a lot of difference, are you sure of the figures? I suggest you contact the Google Group a.s.a.p. and they will look into it. Contact falafelman(at)hot(mail)(dot)co(dot(uk)

Default Additional Charges + Size

Dear All,

Someone over at the Google Group posted a question regarding the 4 extra items on the handover invoice, ie

1. Facility Management Charges @ 8.50 per sq.ft. (for 6 months)
2. Sinking Fund @ 1.25 per sq.ft. (Annual)
3. Utility Development Charges @ 6.40 per sq.ft. (One Time)
4. Oqood Registration & Lands Department Drawing charges (One Time)

The group contacted RERA and were told that these charges are not approved by them and owners do not need to pay them at this time. Owners please take note. Another member measured his apartment in November and found it much smaller than his contract.

They also write ..."should you fail to settle the outstanding dues in full on or before the date specified above it will attract penalty on late payment as per the terms of the Sale and Purchase Agreement".
Can they do this? And does anyone know how much the penalty charges are?
Seems to me they're coming on really heavy at this stage - and I don't like it much!

Default size reduced ~ by 200 s.f. by Prescott?

According to my recent measurement the size of my 1bdrm apartment of Prime Residency is 580 sq.f. . ~ 200 s.f. is missing of the promised 798.03 s.f?!

Default Reduced apartment size

Hi,

I hate to say it and I wish I were wrong but it looks like Prescott breached their S&PA. My apartment size is also reduced similar way and now they want me to pay additional 'hand over fees' according to the area size of 798 square feet they promised in the contract.

Dear All,

RERA have confirmed that a variance of up to 5% is allowed and that anything more will mean that the developer must refund. It is better if a group approach the issue at once than individually. Please insure that you contact the following to form a group as soon as possible:

Does anyone know whether the apartment size written ini the S&P agreement was based on the 'gross' area or 'net' area?
I have heard that developers will play this game sometimes.
I had also heard that a variance of 10% was allowed by RERA but I am not sure.
Hopefully Dubai resident's can help with this important matter.

S&PA for Prime Residency does not specify if the so called 'Approximate size of built up property: 798.03 square feet'
is based on the 'gross' area or 'net' area. But it says the promised referred area can vary 5%.
As one of the correspondent says" I have measured mine and have arrived at a figure of just over half the area it should be!" or in my case it is reduced ~ 35% is out of the confidence interval of 5% on a statistical basis. On the other hand I had 1 bdrm apartment in another building few years back where the floor area was exactly the same [974 s.f] as it appeared on the S&PA. The developer was the Nakheel.

The fact that they got the Completion Certificate [BCC Ref.:P016/ICPLOT0400/49877/09eBCC1459/77062/10/ZQ Doc Ref: 229/2010 ] from the Department of Planning & Development, Ports, Customs & Free Zone Corporation; Government of Dubai signed by the director of civil engineering division, Trakhees-PCF is confusing to me. Does NOT this document, which has been delivered to all the clients, suggest if Prescott has met all the criteria outlined in their S&PA etc.,?
