Default Feedback about Dubai Star Tower

Hey guys,

I have purchased an apartment in Dubai Star tower in jumeirah lakes, does anyone have a clue what is happening with this? have you had any problems?

I have been making regular payments since 2004, first I was not told that the marketing agency has handed back to Junior Gas Trading in Kuwait who are the developers, then I was not told that there is a huge delay in construction. When I phoned them yesterday I was told that the construction has not started due to a problem with al nakheel and that if I want my money back this can be arranged... completion was due in May 2007.

This is very frustrating for me and I am very disappointed....

Default Feedback about Dubai Star Tower

Hi

Really know how you feel, started my payments in 04 as well and as I said in my previous post my date has gone back three times. It is under construction but every time I log on the website to look at pictures of the development progress it just makes me feel worse because it is so painfully slow. I have decided to log on only once a month now in the hope that I can see some difference. I think I read somewhere that the Palm Deira is so far behind that Nakheel have offered people a refund or swap to another development. As for excepting your money back, your not going to find the same flat at the 04 price you paid , but how long do you keep waiting ?

how is this property doing at the moment? i was being offered commercial property in this structure...office space

what is yr recommendation?

I really cant say at the moment. We are all uncertain where this project has headed and are not informed of any updates etc by the developers at all.

It does appear to be a bit risky but the entire JLT project looks good enough to guarantee completion sooner or later.

Default Dubai Star Delay again

Dear All Dubai Star property owners

My name is Hicham Nicolas and I'm one of many who bought an appartment in Dubai Star. They claimed it will be done in April2008, bla bla bla...
To cut the story short, here are the most recent updates:
1-ACI did finish the shoring (digging) only last month.
2-Nothing happened since than.The site is empty no machines, no labour no nothing. I visited the site twice (on 10 and 15 April 2007)as I live nearby.
3-Based on my telephone calls they claim that they are waiting for the "piling" phase license approval from Nakheel DCCI.
4-I heard that the size of the (sq ft) sold to us is not a nett area but a global area(meaning they will deduct a percentage for the lift and the stairs and the lobby etc etc...). ACI denied that, but still they refuse to put it in writing.
5-Last month they said the sales contracts will be ready in May 2007. This month they said the date has changed and we do not have a deadline.They claim again that Nakheel DCCI have the contracts and haven't release them yet.
6-ACI split from Lakepoint (real estate agency) and they shifted their location to a villa in Jumeira without telling us.

My contact with ACI is their Sales Manager Miss Fereshti. Who apparently is a mere interface between us and them. Whenever they want they tell her things that they can refute later on.

Based on all the above, we need a plan of action. I alone cannot do much. We need the power of a group. I have many ideas and we can get in contact with a lawyer if we have too.
We need to force them to start the works. Instead of using our money for something esle (they have other porjects on paper)...

hi,

i too have invested since 2004 with junior gas (the previous developers).

here is an update of a investor who just went to dubai to get her money back and stated the following:

"Yes back from Dubai. We collected our refund from Junior Gas.

Went to see ACI, as soon as we told them why we were there, she forwarded us to their legal department. Their legal adviser is Rashid Saab,we asked him to give us new contracts as they have taken over the development of Dubai Star. He refused as we have contracts with Junior Gas, and its nothing to do with them.
ACI will only give new contracts if the appartment is fully paid with Junior Gas. (100% paid) then they will give new contracts,keeping in mind that that dont know the completion date.

According to Mr Rashid we only know the tip of the iceberg, that plot has been sold 4 times to Mazaya, Baraq Towers Junior Gas and ACI. They are still trying to sort things out. Nakheel and DMCC are aware of it. Everyone owns money to the other and no one has actually paid full money to anyone. But they have all made money out of it accept us.

End of the day Junior Gas and ACI both want us to take our refund back cos they make approximate profit of nearly £30,000 to £35,000. That why they will advise everyone to take their refund back. Thats what they did to us.

The other thing is Junior Gas are based in Kuwait, there is no one to represent them in Dubai. ACI is aware of it plus they also know that we dont live in Dubai and are short of time.

We stopped payments to Junior Gas as soon as we found out that they have sold the development,so ACI holds that against us.

The way things were maybe once ACI have made money they might sell it on.
If today Junior Gas or ACI disappear what can we do. NOTHING.
My advice invest with Damac, ETA, Emaar or Nakeel, al least you know where you stand.

The above news was prety shocking for me and i too have considered going to dubai soon to get a refund.... i wouldnt mind a new contract with ACI but seeing the response here about their behaviour and from my experience of lack of communication from them, i no longer feel confident in dealing with ACI.

Even if we get a group together what is there to say that ACI will not sell on the development to another buyer who will delay things all over.?

Given the trouble with this one, at a very basic level, I wouldn't touch it, ever.
Put your money into a safer tower.
