Exclamation Advice on studio apartment in IC

Hello folks, First time here as i just stumbled upon this website looking for info on IC. Seems like a help to new folks out to buy apartments.

I was planning on buying a studio apartment at IC. I am fairly new to all this so hope i get some honest advise. I am buying (rent/lease) for myself a studio apartment in IC because of the low cost to be honest. My budget was around 40K dhs. (incl. of every deposit or water/electricity etc).

I have read a number of posts regarding the smell problem in IC on these forums. So which cluster would be away from all the smell as of now ? How do i get in contact with the landlord or do i have to go through a agent ? Which are the good trustable (non-money gobbling) agents around dubai. I was thinking of better homes. Please advise.

If not IC, could someone guide me to a better place with my budget for a studio apartment ?

I'd really appriciate all your help. Thanks in advance for your advise.

Welcome to the forum dhanesh

Your 40k AED might just make it for a studio in IC and i don’t think you can get anything else anywhere in Dubai....

Your electricity& water bill is paid by you the tenant the landlord will pay for others

try reading the posts in IC rent section see if any landlords will rent to you without going through a third party (this will save you 2000 AED commission)

You will still need to pay around 3000 AED deposit so you need to find something to rent for 37,000 AED

if you are able to pay in one check it will be comfortable for you to find something quick otherwise two checks is also fine

Regarding smell your priority should be to find a clean building with a good watchman, also a clean entrance lifts etc

Thanks for the reply eyec. I just saw 3 flats today. One at england and 2 at spain. Which one is better as a community wise. Sorry to be blunt, but which one would be more suitable if decency and people are concerned. I was shocked to see more workers in the coumpound than families, and there are more of the bachelor types. This was at 7:00pm and that puts questions to my mind if cheap rent is want or a decent community with families.

Could you please suggest clusters that dont have much bachelors and more of families (no offense to bachelors). Plus how easy is it to find a apartment on the say 2nd or 3rd floor with balcony ? Seems like the agents have none.

The england cluster seemed a little dead, as the spain part which had a few people swarming around for a nice evening walk. Looking forward for your advice.

i think it depends on the building not on the sector

mixed nationalities live in all sectors

and yes i have seen full buildings occupied by company staff so if you live

next to such buildings there will be many singles

few company buildings in the italian sector

if you ask me which i prefer i will pick corner sectors greece,england ,morocco quite areas

busy areas china and i felt less space between the buildings in other clusters like spain italy france and i might be wrong

also you have flats on the ground floor (bad idea) to live in them


yes go high floors if it is available

if you get balcony will it take space from your flat if yes stay away from it

as i said check for buildings not sectors

Thanks for that quick reply and advice mate. I always had this paranoia against having flats on the ground floor, so i was looking for something "above" the first floor.

I posted a query for an apartment in the rent thread, so lets see if anyone comes up with a good offer. But please keep me posted on advises and what to look for in a flat or how to check if the agent is legitimate etc. cause i am fairly new here, so all i know is "catch the neck of the person who sold it to you" kind of way lol.

Default Studio Rental

Hi dhanesh,
When are you looking for the studio to be ready by? I have a 2nd floor studio in the Greece sector with views over the school field. It should also have a small balcony that doesn't use up the studio floor space. Only problem is that it's not handed over yet so may not be any good for you if you need straight away.

i am waiting for the right apartment to come my way jwayne. Thanks for replying. I have got offers but i am not too keen on them as they are 50,000 or more furnished. I am ready for a 1 cheque (40K) the day i see the apartment and like it. Besides i cant stress myself more, i need serious longterm lease, non the one that comes after 2-3 yeras and tells me to vacate.

I Have A Studio In Persia Sector 2and Floor With Out A Balcony But More Arewa 517 Sq Foot As Compared To Normal 460 Sq Meter.
Ready For 40,000/- I Check ,negotiable

DOC-KASH you should rent higher you will not be able increase rent more than 2000 AED once every two years

and if they increase your maintenance charges next year you will gain less


so dont rush it for lower rent still high demand limited property and lots of ppl moving to dubai every week

eyeC, just a quick question. Owners are allowed by "law" to increase only 2000 once in two years ? or is it more than 2000 ? Thought it was 7% rite ? correct me if i may be wrong.
