Default moving to Dubai?

I am currently residing in Toronto, Canada. I am looking to purchase property in Dubai. Here is the help I need (please):
(1) What is the best location to purchase a 2 bedroom complex... we are looking to save some money... should we purchase in Dubai, or the out-skirts of Dubai or look for a property in Sharjah. We do have a limited budget.

(2) which location will give us the best return in-case we want to sell the property in one year or so.

I've been reading alot in these forums, and it seems like the current developers are behind schedule. Can anyone recommend some websites that rank developers ( I have been unsuccessful in sourcing this info).

There are few good places to invest in Dubai or surrounds.
where is the right place for you to buy is all depends on personal choice and mainly your Budget.
Unfortunately I don't know of any website which ranks the different developers, although if unsure stick with the main big ones.

For starters I would recommend you need a place to live in. The best option I would suggest is you first buy a reasonable place and the money which is left you invest. The cheapest ready place you can buy nearest to Dubai is International City. A studio will cost you in the range of 415000 to 425000 AED.

A one bed will cost you 615000 AED to 625000 AED. Recently they have announced a 2 bed room G+4 buildings. Completition in 2 years. I have 3 two bed rooms which I can sell. The project is called Prime Residency at International City.

Following units have been booked by me and are offered to you subject to availability @ 2% premium. Please let me if you have any interest.

PAYMENT PLAN

10% NOW

10% EVERY 3 MONTHS TILL 70% IS PAID

30% ON COMPLETION

All payments shall go to the Developer's Escrow account.
Each unit comes with a Parking.

I have an excellent thing to offer you. The project is of one bed rooms.

This projects has only 1 B/R. Only One Beds available (3-4 units left.) The payment plan is excellent.

Possession: 21 December 2008

What you have to pay up front

10% of Original Price + Premium 13% for road view
Or
10% of Original Price + Premium 15% for Pool view.

Then

10% installment in 25th June 2008.

Hello there.

The first step is to know how much money you have to invest. Based on that you have decide whether you can invest in Dubai or the out skirts. RAK, UAQ & Ajman have some developments but no many opportunities to flip.

Sharajh does not have any developments as such and is not recommended as there is hardly any freehold activity.

Please mote that flipping is a gamble and not investment. You put in money hoping that the price will go up and if doesn't you are left paying the installments. As the payments progress, flipping becomes even more difficult.

My recommendation is to invest in a good project, see to the end of it and on completion if you want to sell you might find a buyer or you have th option to rent. Try and use leverage ( bank finance ) to get max ROI ( return on investment ).
