PyramidJames,

I'm a premier customer of HSBC.
They will not finance you from the UK i've tried.
However, HSBC Dubai might finance you depending on the projects.

Getting finance is not easy in the UAE - the criteria are very very different to the UK. HSBC Dubai effectively demand all bank accounts etc etc, payslips, P60s etc etc and then calculate your net disposable income. They then chop of 40% of this and this is what they use to determine you affordability. So be very careful before committing to something hoping you will get finance.

Additionally each property is ony financed by certain banks - e.g. HSBC will finance Omniyat properties but other banks do not - so it's not like financing in the UK.

I've just completed my financing for The Pad and it's taken a long time to get it finanlised.

I've also been looking at the cube - if you are potentially interested in investing without finance such as co-investing let me know. I've posted looking for coinvestors myself.

No its never to late to invest in property. Like any investment you have to be patient and watch the investment grow.

Also to consider is the rental returns.A 3bed villa at Arabian Ranches worth around 2.7m will get u around
185.000aed per year(£25.000 in the UK)A house of the same value where I live in the UK will get u 95.000aed(£13.000) per year.Plus u get 6months up front and its Tax Free!
