Default Stadium Point, Sports city

Hi,
Has anyone else bought in here? it overlooks the new Cricket ground, Plot C2-2.
Just wondered if anyone would like to share their progress, give and receive construction updates.
I have heard rumour that they will add an extra 2 retail floors, effectively making our apartment 2 floors higher.

hi,
I am from Russia and have bought a one bedroom in Stadium point. It faces inside, but now people are telling me the other side is beter, looking at Cricket field.
I thought that side maybe too noisy, but maybe not, and there are some 2 bedrooms left there.
does anyone know which side is better for future??

hi julia,
Well that's a relief, was starting to think I might have the building to myself!
Good point about the noise, I didn't even consider that, but I prefer to think of it as "the atmosphere" rather than noise.
It's going to be a young type of crowd that would be interested in renting there anyway.
I chose that side because I know there will never be another building in front of me, should always be views.
On your side, I think it might depend which floor you're on, I couldn't work out what was directly in front.
If you are in a position to buy a 2 bed at the other side aswell, I dont think you could go wrong really.
Still a longway off completion and growth potential.

Just an unwanted advice from my experience,
Never purchase more than 1 unit in a project if you have more options with more choices and less prices,,,, Do more research and u will be able to find better ones in terms of prices , views and payment plan.
Bye

Hi, that's an interesting opinion, which I'd like to expand on as I was considering another myself in the same building.
My thoughts were that if I was going to build up a portfolio for renting, I may as well have them clustered together, like some investors by quarter or full floors etc.
Do you advise other buildings as risk avoidance of problems occurring, like "not putting your egg as all in one basket"
Or do you mean as in timeframe, that better off-plan at earlier stages have come on the market.?
I think I'm answering my own question as I go along here.. but I appreciate yours and anybody elses advice on the subject

That's good advice from mpat. Always spread your investment and risk.

Sixgun,
I myself counted almost 100 projects in sports city itself. If you have money , spread them across so that u can give options to tenants to choose from . I know some people who do this type of business only , They rent them and make good money.Sometimes it happens that some investors or tenants dont liek a perticular location or facility in it etc.

Good advice, thanks.

On another note: profile have just sent me a DSC update, and the model has been revised and totally different !!!

i.e, Where there were 4 stadia, there are now only 3, with a huge shopping mall squeezed in between them instead.
I'm not saying this is a bad thing, but a bit of a suprise to invest in an area, which suddenly changes appearence suddenly.

Any info, ideas or comments on these changes anybody???

Wow a shopping mall close by should increase the value of your property. Proximity to such facilities automatically makes your apartment a MVP ( Mos valued property ).

This seems very close to the building though doesnt it? I thought there was already huge mall inside Sports city, and now this one near stadiums too.
I'm not sure if this will increase property value, or decrease, maybe people think it is just too crowded and busy area?
