Easy/Hard areas to rent

Default Easy/Hard areas to rent

What is everyones opinion of how easy/hard certain areas of Dubai will be to find tenants.My opinion on some of them is:

1/Marina/JBR - great location.Good for residents and holiday lets.
2/IMPZ and DSO - high portion of commercial property means many workers so
should be easy to rent.
3/Jum Village - High portion of residential units so could be hard to rent.
4/Arabian Ranches-best residential area of Dubai so easy to rent.
5/Int City-Cheap accomodation so easy to rent although a little out of the way.
6/Discovery Gardens-good location although alot of units so alot of competition.May be easier when airport is open.
7/City of Arabia-high portion of residential units so could be hard to rent.

Sports City should be easy (hopefully) Loads of shopping malls, offices , administrators etc.
What/where is DSO ?

In my opinion,
JLT, Marina should be the easiest to rent out.
Followed by Intl City (at the lower end), DSO, Impz etc
At present, Business Bay residentials are unknown
DSC - depends on the academies becoming successful

is it hard or difficult to rent , also far and out of the way ?
and what about this new project by nakheel ? are the apartments or villas easier to rent?

Everything depends on the price.
The cheaper units will be easier to rent out in the near future.
Annual rent will be between 6-8% (net) of the current property price.
As more and more units are being delivered expect very hard to rent out your units in the
Above percentage.
At the moment the rents in Dubai are at their peek.
Unless the local banks don’t drop the lending interest rates, expect some of the properties to loose value by the end of the year
