BADRAH Phase 2

I tend to agree very much with MMSM. There is no comparison between Asmaran and badrah , Badrah is more like and even less quality than government housing , it is only the name , Nakheel that is giving it all this hype , but it is pure rubbish . Having said that , market will be totally saturated by the end of 2010 and property appreciation after that will not exceed 2 1/2 % annually that is if it does not collapse!
short term speculators are inflating this market at an accelerating rate that cant be sustainable for long
and will be bound to correct .

I also think you should hold Badrah. I just bought in at 7% and am expecting at least 20% over the next couple of months. The next payment is a long way away, and phase 3 launch along with the CityScape buzz should get me my 20 no problem.

Coz I am looking in to buying a studio or 1 B/R either in phase 1 or phase 2 or both ..

THe current rates for 1 Brs and Studios -

Phase 1- 22-30% in some cases 35%

Phase 2 - 10-15%

The OP for phase 3 shud be approx 15-18% from phase 2 touching the 2000 psf mark...

Consequently u can calculate the Phase 1-Phase 2...

Phase 2 Premium is Round 6 to 8 % Not More Than That ..

The Ones Selling at round 10% or above cant dislodge their units and the prediction is that they will be cuming down to 8% Pretty soon as the OP for Phase 2 is on the higher side .. so why wud people go for phase 2 if they are getting phase 1 at a lower price ..

I'd be interested in as many units as you may have...if thy're availble at anything between 6-8%!!!

THe OP for phase 2 is actually 47% higher than phase 1 to be exact. THe reason people are still going for phase 2 is simply the payment plan

As an investor you are interested in the leverage the property will give you....as an end user u will look at buying phase 1 perhaps because the price is lower....

Where do u get this prices from /?!!!!! i've scanned the market and cant find any thing less than the following in phase 2:

3 BR 10%
2 BR 12-13 %
1 BR & studio 15%

if u have a studio or 1 Br at 6% i'll buy it from u on the spot.
