I went with the initial buyer to Nakheel where an Agreement of Purchase and Sale was signed and i paid a 10% installment to Nakheel (as well as the sellers premium).

I was then informed i would need to go back to Nakheel in 40 days in order to sign a new contract in my own name.

It was not done privately with the initial buyer.

Hi - OK, then there's clearly no 30% rule on Badrah. This sounds fine as you have clearly done the transfer with Nakheel. Phase 1 didn't have a 30% rule and it is now possible to pick up contracts so I suspect all you are experiencing is a little delay. Cheers

I think you should hold it for a few months because people are putting their money in remraam and preferring it over BD Phase II.

I know someone who sold a 1 b/r in BD II for only 4% premium. For low premiums, you can probably sell right away. I would buy it form you at 5%.

It's amusing in this forum how realeastate agents and other vampire investors try to foul other junior investors

The market price for Phase 2 currently is 15-17% studio
13 - 15% 1 BD - 10 - 12% 2&3 BD

I personally was lucky enough to sell 2 units of 1 BD 1 month ago for 17 & 20%

unless you are really desperate don't sell cheap - i advice that you keep your units as upcoming weeks will witness a very much increase in phase 2 prices for the following reasons:
  • Phase 1 will is not appealing any more for investors as the next installment of 10% is due in September 2008 (2 weeks from now)
  • Summer slow season is finally over (Badrah 2 show 3% increase since August first)
  • Phase 3 will be launching soon (which will be around 2000 AED/SF)
  • Cityscape to happen in October
  • Finally ramadan and autumn winter is known for real estate investors shopping sprees
Good luck and watch your steps for people who would like to scam you (and they are alot in DUBAI)

I was being sarcastic by saying I'd buy at 5% from him personally. My advice to the person is to hold on to the property. Please re-read the posts. The person themselves wanted to sell it fast and didn't want to hold on to it.

Firstly, hello everyone! I'm new to the investment game in Dubai so thanls for the info up here so far.

Anyone reckon Badrah Phase 1 or 2 is good to buy now for a longer term investment? I'm almost approved for finance and am looking for a good investment over 12 or 18 months.

Any good ideas? Could spend around 1.8 million for a 2 bed townhouse there.

Yes... those who have badra 2 shudnt hurry in selling badra cause next payment is in Dec08. And Mr. H explained it very well. There are valid reason which are in favor of holding it till cityscape.

But those who dont want 2 wait, can sell it. but dont sell it cheap.
