Very interested to know how you get on selling this. I have a phase 5 white villa (no 28) like yours but added a couple of extra beds and a pool and maids house and boat jetty and softscaping will be done in a month or so. Im not a seller as i intend to spend a lot of time in gouna but would be interested to know what you think its worth these days. Have you had much interest ? I really like Phase 5 and the white villa product generally as it think it looks the most attractive of all the gouna styles particulaly when they are finished with a background of extensive green landscaping and palms.

i think the price will be little bit more for your than this one, I he this one by accident that the owner have to leave Egypt for Business Reasons

In which area is the villa
Is it sold furnished
Is it possible to have more photo's of the villa
Is the landscaping (hardscaping and softscaping) already done or not;
Are the airconditioning included uin the price.

I have no idea who realestatesmart is, but the pictures are the ones from my villa.

to answer your questions:

1) Phase V, facing the lagoon, mountains, desert and landing strip (ca. 3 to 5 planes per day, no problem)
2) sold furnished, since we live in Greece now and I don't want to take anything with me. The furniture is really high quality and took me several trips to Cairo ...
3) for more pictures and more information I need some time, since I happened to surf here...
4) landscaping has not been done yet, since my wife and I thought it would be better to let the buyer decide upon this.
5) airco included in price (5 in total)

pool (12,5 m long, 4,5 m wide, 1,5 to 0,8 m deep, infinity overflow)is filled with water now and the villa has been rented out, so not available immediately. the whole house is european modern, i.e. quick step floors, smeg kitchen aps., kitchen itself designed by us and fitted and made by professional company, master bath room all with Hans Grohe (including rainshower etc).

a perfect house to live in, but i was transferred by my company and i don't think i'll work in Egypt again for a while/ever.

price to be discussed also

Orascoms real estate department have recently published a brochure advertsing resales at El Gouna including several White Villas for those interested. The price indicated for White Villas in Phases 1 to 5 is $3,500 per sq mtr but this is an average as some listed are higher and lower depending on finishing state and specification.
