About Hurghada Dreams Contract risks points :
The seller owns the land under contract for the sale of a primary and that means that the title was not transferred to the seller after. According to the Egyptian civil law "primary Contract is not transferred property between buyer and seller, is establish obligation for the seller to transfer ownership" of the ownership under Egyptian law not only transmitted registration.
But because of the prohibitive cost of the registration process, which will include the registration of residential unit sales and share common land left to the buyer, who bears those costs alone.
Buyer is facing the problem of successive sales, through which falls victim to the sale of the residential unit more than once for more than one buyer.
Registration carrier ownership is in the office of the real estate documentation either knows what pretext validity of the signature of the Court is preceding according to the provisional law of evidence and no substitute for the registration process.
While that if the buyer last transfer property in good faith, it retains ownership of the unit sales despite the existence of the sale prior to the buy.
Seriousness of the situation here is:
1 - the possibility of selling the seller of the unit housing more than once.
2 - imposing not to sell twice will bear the expenses for the buyer and the transfer of ownership twice as follows: Once the transfer of ownership on behalf of the seller sold the unit and share common land and then again in his name and this requires enormous expense evade them by the seller was to convey the property to the same First before selling to others.
3 - There is no provision in the contract with the buyer of those expenses then he disputed that point in the future, then the seller is committed to those expenses.
4 - Must be based on the seller's side of the signing of the sales contract primary work includes a power of attorney granted to the buyer the right to sell and purchase for him and others the agency that includes full data unit sales, as well as retain separate management unit sold

I'm sorry.re.lawyer, I might be the only one but I don't see the point of your posts and they're very hard to understand. I don't know if something is being lost in the translation or if it's just legal speak. Could you please let me know what it is you are trying to achieve

I have same feelings Isab but i didn't like make him to feel I'm fighting him, and i think there is a thread for legal points better to post it there that he can discuss with ziad, and I feel its just personal issues around here If I'm wrong sorry then

Sorry UR E Lawyer..who are you and what are you trying to say?

These contracts have been checked by several solicitors in the UK and Egypt and no one has highlighted any risks. Also I am led to believe that a lot of projects are in the same state and the developer cannot register the building anyway until he has finished off the external of the building. Please correct me if I am wrong?

I am very confused by URE lawyers comments but most probably like others I would appreciate it if someone could clarify the position regarding the law and land rights especially for the buyers. Who does he represent and why is he on the forum, could he be trying to get business. He states he has an office in Hurghada- could he tell us the address please.
