I think this is gonna be in the arabia area of hurghada, and I believe are 1 and 2 bed apartments in phase one, with some apartments with sea view(top ones) have you put a deposit down without looking? I would say to go and have a look just to see if egypt is for you thats if you havent already been.

Hi awahee,

I have ben to Egypt a couple of times and really liked it, admitedly I have not seen where this develpment is in person. I have been supplied with alot of photo's take from the site and at the moment there are few concrete pillars in the ground only (so not much to see). I have put a 2000 pound deposit on a two bed apt, and shortly the first installment will be due.

I have used the lawyer that was advised by the agent, the lawyer is listed on the British embassy website. BUT my main concern is that I don't really understand the legel process - am I giving my lawyer power of attorney? and doesnt this mean he can do whatever he likes?!? The other threads on this site have also raised a good issue of registration as my contract states that I have to pay 5% to the developer whenever I sell (which my lawyer advises is only applicable until I register the property)

Any advise appreciated

Ash

Smile Re apartment

Well look dont be disheartened you sound a bit worried, but all I will say to you wud you buy a car here without a look at it let alone a test drive? So if you can ,go and have a look,RE power of attorney I cannot advise you on this however I will go over 10 times if needed but no one gets my power of attorney.

I agree...i am always surprised by the number of people who purchase property here without looking at it first...some people have bought here and have never been!!!!!!
All i can say that you have more trust in people than i have.
I would always advise people to come out here and check everything out before parting with any cash.

Thanks guy's

I have been out there so know what to expect from egypt, and I am happy with the development as a whole. My main concern is the whole legal process, if I bought a house here I would know what to expect at what stage ie survey's searches etc etc. I really don't have a clue about the process in Egypt, but I have contacted the Lawyer who has done the initial work and also will contact a lawyer based here to get a better understanding. If anyone can give me a basic overview that would be really appreciated

many thanks

Ash

Hi again Ash,
If you have purchased off plan then firstly there will be a contract drawn up between you and the developers,I would suggest you make sure everything like for example finishing, fittings, anything at all that has been promised to you verbally is in the contract, also check all the usual things like payment dates and amounts are as stated. Once the build is complete you will then have to register the property into your name ,some developers may include this for you.If you are thinking about hiring a lawyer over here and over in Egypt do you not think it may become a little expensive? Hope this helps somewhat.
